AVEYRON PROPERTY GUIDES
The department of Aveyron, department 12, has not always been known for its property appeal but it has recently become much more popular. Aveyron is one of the cheapest parts of France and, unlike many areas, there are still many properties to be renovated. The communication links are improving with Rodez served by Ryanair and with the A75 and the Millau viaduct. Aveyron is “La France Profonde”, but because of the wide-ranging outdoor activities is becoming very popular with younger types.

The airport, officially known as « Rodez-Marcillac Airport » is located 12km west of Rodez centre or a 10 minute drive close to the wine-producing town of Marcillac. Properties in the Marcillac area are probably the most sought after in the Aveyron. This is due to a number of reasons. 
The average price of an old house in the Aveyron is €136,400. Barns or old properties of about 100 square metres set in a village or hamlet and requiring complete renovation start at under €30,000 while farmhouse complexes including outbuildings and requiring at least some renovation start at under €100,000. Only the Ariège is cheaper out of the 8 departments in Midi-Pyrénées.
The price had risen sharply from 2002 to 2005 up to 16.4% per year, but there was a slowdown in 2006 with just a 6% rise according to the FNAIM (French national federation of estate agents). “The average price per square meter is € 1,700 which is very far behind Toulouse for example where it reached € 2,690.
