Does your holiday home insurance cover damage by UK guests? Reading through the terms of an insurance policy is a task that most skip when insuring their homes in France. Price is usually the deciding factor when choosing a policy, or a recommendation from a trusted friend. But be aware that each individual’s insurance requirements are likely to be different, and it’s likely that you will only realise what is actually covered when you need to claim. When disaster strikes, you don’t want to discover that you aren’t insured for the incident, so check any policy restrictions thoroughly. One area where French insurance differs from UK insurance is when holiday letting. Residents in France are required to have their own public liability insurance (assurance responsibilite civile). This covers them if they damage another person’s house, or even burn it down. Then, the home owner claims on the individuals house insurance, not their own, as French home insurance does not cover damage caused by rental guests. This is usually ok if you rent your gîte or holiday home to French residents, as they will usually provide proof of insurance. This is common procedure in France. However, it’s likely that some French home owners are uninsured for liability claims against them and damage by guests when renting to UK holidaymakers, or even friends. Why? Because it is very difficult for a person based in the UK to get cover that is specifically designed to cover their liability for a house they are renting in France. The French property owners insurance will assume that damage by guests will be covered by the renter’s own insurance, but there is the risk that UK guest won’t have this insurance. If the renter has a travel or a home insurance policy, this may include public liability insurance for damage to 3rd party property. But if UK guests don’t have insurance, then there could be a huge problem if they accidentally burnt down your holiday home. You could be uninsured. This is just one grey area where French sourced insurance is different to UK procedures. To ensure that your French holiday home is protected from damage by guests when renting and includes suitable liability insurance, get insured via a UK based insurer. Most UK holiday home insurance covers letting, so if guests do cause damage, it is your insurance you will be claiming on – there is no uncertainty.
