Kitchen facilities
The Main Kitchen has ceramic hobs, eye level oven, microwave, large toaster, electric kettle, coffee perculator, electric whisk, bar-style wine opener and a large fridge-freezer. . There is a large oak dining table that seats 10+ people, with banquette seating around the wall side. Adjoining the kitchen is a large conservatory with many plants, and a glass table with bamboo-style chairs, seating six. The washing machine and dryer[for winter visits] are in the enormous garage.
External facilities
The Pool Conservatory is shaded all day and remains cool. This is helped by the drinks fridge and ice-cube making machine. You can relax here and watch your children enjoying the large 10x5 metre walk in pool with depths from 3ft-6ft with underwater lighting, floodlights and has a cover complying with French regulations. Special features
The large secluded garden has many bushes and fruit trees including figs, plums, cherries, apples and apricots. Our large wood is full of Poplar trees. Security lights come on at night in various areas of the garden when you enter. The small river Seudre is about seventy yards from the end of the garden, and is regularly fished by the locals . Local activities
There is horse riding within 10 minutes drive in Epargnes and Cozes, which caters to all abilities of riding.. We have two bicycles for ages 8-14,and 2 new adult bikes We also have table tennis which could be played out on the terrace or grass. There is a golf course at Saintes, Cognac and Royan. We are half an hour from Cognac, 25 minutes from Saintes, 1 hour from La Rochelle and if you take the ferry from Royan to the Medoc, you can visit the world famous Wine Chateaux, including Lafite, Latour, Petrus, Mouton Rothschild, and Margaux.
The local village of Cravans has a bakery, and a bar-restaurant offering good, reasonably price3d food. At St-Andre-de-Lidon, just five mintues away, there is a bakery, general store, post office, and the Relais de Lidon, our excellent local , reasonably priced restaurant. They deliver to the house free of charge, anything from pizzas to haute cuisine! Gemozac is 8 minutes away, and has many shops and a supermarket, a Lidls. and 5 restaurant

Location
This lovely holiday home is situated inland, but only 25 minutes from Royan on the coast with its wonderful beaches. Also close to the picturesque port of Mortagne-sur-Gironde with its three good and reasonably priced restaurants. Cognac is only about twenty miles away, and its significance is self explanatory! Living rooms
The Main Lounge has a huge sofa that can seat 6 adults or 8 children. We have Sky television, a DVD player, a Video player and a Stereo/CD player. There are dozens of DVDs and CDs for your entertainment There is also a glass fronted, wood burning fire, dimmer lights, beautiful custom made wall units and high quality Charentaise furniture.
The lounge that accompanies the First Floor apartment has a dining table, a sofa bed and a kitchenette which has an electric hob, grill, fridge and sink unit. The lounge has a separate outside door. The upstairs has it's own immersion heater.
The whole house has lovely beams throughout. The floors are marble, terrazzo, or ceramic, and the upstairs rooms are wood. there are many rugs around the house.
Bedrooms
The Ground Floor has a bedroom with a large king size bed ,and craftsman-made cupboards and wardrobes and has TV/DVD, the second bedroom has a large double bed and a single bed with a gorgeous, huge wardrobe, and electric velux skylights, and the third bedroom has two single beds with en-suite power shower and basin unit with spotlight and dimmer lighting.
The First Floor apartment has a huge bedroom which has two single beds and a double sofa bed, with dimmer lighting and electric velux skylight. The second bedroom has two single beds, the open plan bedroom has a large single bed, and the lounge has a double sofa bed. The first floor landing also has an electric velux blind.
The ground floor has a main bathroom with twin wash basins,and a bath with shower attachment Next door to this is a wet room[walk-in, with power shower] there are two toilets on this floor, and another bathroom.. The first floor has a bathroom with toilet, wash basin and power shower.
