The kitchen has a large stainless steel double sink and drainer, dishwasher, two Smeg ovens, microwave, five ring gas hob and an electric hob. The kitchen also has a black American style fridge freezer and ice maker. A separate utility room houses the hot water tank, the washing machine, the clothes dryer, hoover and cleaning materials, ironing facilities, linen and towels.

The barn has a large car park area – suitable for parking up to 4 cars and a large garden area suitable for outdoor dining and lounging. A covered private downstairs terrace – an ideal retreat from the mid day sun and a large private upstairs sun terrace (40sqm) which is great for dining and lounging.

Location
Almond Barn is located in a peaceful village location in the heart of vineyard country. The house is 50 minutes from the beach at Narbonne Plage, an hour from the Pyrennees, 15 minutes from the historic city of Carcassonne and it's airport, 10 minutes from the Carnival town of Limoux and 20 minutes from the Canal du Midi. Perfect location for castles and cathar history, climbing, walking, cycling, canoeing, wine, food, lakes and beaches.

Almond Barn is on two floors and is essentially an upside down house – with large open plan living accommodation on the first floor and bedrooms and bathrooms on the ground floor. The barn was deliberately designed this way so that guests could experience the fabulous open views from the first floor terrace and the bedrooms would be cooler in the height of the summer. The 80sqm open plan living area on the first floor includes a wonderful modern kitchen, separate dining area, office area and living room area. The Living room has two large brown leather sofas (one of which is also a sofa bed), coffee tables, flat screen TV (English and French TV available), DVD player, games, books, DVDs and storage. The office has broadband wireless internet and the dining room has a large oval granite dining table and eight leather dining chairs.

The Bedrooms and bathrooms are located on the ground floor of the house - benefiting from cooler air in the height of the summer. The three double "boutique style" bedrooms all have ceiling beams, patio doors, king size beds and plenty of hanging and drawer storage space. There are three shower rooms / bathrooms - two of which are ensuite. Each of these has a toilet, shower and or bath, sink, towel rail and storage. Fans and hairdryers are in each of the bedrooms.
