An oak staircase from the living area leads to a roomy landing with built-in storage.
At the top of the staircase to the right is a recently fitted bathroom with wc/whb and a shower, the floor is tiled.
From the landing at the top of the staircase there is a loft hatch and the loft is boarded and able to store belongings, it has also got electrics and lighting.
Then we have 3 bedrooms, a double bedroom to the front of the cottage has an en-suite shower room and again beamed ceilings, the master bedroom with views over the front garden has ample room for a king sized bed with built-in storage and a beamed ceiling. The third bedroom to the rear of the cottage has room for a double bed and has a cable for satelllte television fitted.
Each of the rooms have new electric heaters and the whole house is double glazed, also the upstairs flooring is all in laminated wooden floors.
Outside;To the front of the cottage is a large garden laid out in flower-beds with mature shrubs and trees, there is also a well which provides all the water for the garden.A large log store is to the side of the house which could be converted into a garage,
There is a gravelled driveway for parking for 2 cars which has a pathway through to the back of the house.

Following the path through the gate, past the herb garden you are now in the private and secluded south facing rear garden. There is a 6.25 metre octagonal timber framed above ground swimming pool, this pool can be used from late May until September and is very easy to maintain. The garden workshop houses the pump, filter and timers for the pool. There is also a small vegetable plot beside the shed.The private south facing terrace accessed from the French doors from the lounge is the perfect suntrap, providing plenty of space to sunbathe and entertain friends, with a built-in barbeque what a perfect way to spend a summer day.
Situated within the 'golden triangle' of Rennes, Vannes and Nantes the cottage is in an ideal spot to visit many of the beautifull villages, towns and cities in Brittany. Ruffiac just a 5 minute drive away has all your requirements for everyday living - small supermarket, chemist, 4 pubs, 2 restaurants, bakery, butchers, petrol station, infant school, doctor and dentist, it is a pretty village with plenty going on throughout the year from music fetes to sporting events. Further afield a 10 minute drive is the medieval town of Malestroit on the banks of the Nantes to Brest canal with it's beautiful cobbled streets. It holds a lively market every Thursday and during the summer months free open air concerts in the town square every Friday evening. It has the other services that you may need banks, insurances, hospital, and a variety of shops.This area is know for the floral displays in it's towns and villages and there are too many to mention.The cities of Vannes and Rennes are just a 40 minute drive with all the facilities of a city but with the charm of timbered buildings and cobbled streets they are a joy to wander around, just maybe window shopping or stopping for a coffee at the many cafes.Rennes also, has direct low cost flights to both the Uk and Ireland and the ferry ports of St. Malo, Roscoff and Cherbourg are also with an excellent road system, an easy drive away.Whether you are looking for a family home, holiday getaway or a place to retire and live the good life this may be just the house you are looking for.
