Property description

Gite 1

This leads to a sitting room with wood burning stove and French doors to the garden. Store room with plumbing for downstairs wc. Oak stairs lead to three bedrooms, 2 double and 1 single and bathroom with bath with shower over, washbasin and wc. This gite is suitable for year-round occupation.
Gite 2
This was the old farmhouse, with a wealth of original features. The ground floor has an entrance hall, living room with original fireplace with wood burning stove; charming tiled floor kitchen/ dining room with wood burning stove, dishwasher, large fridge, gas cooker and microwave. From here you have access to the patio and rear garden. Shower room with WC, wash basin and washing machine. An oak staircase leads from the living room to the first floor where there are 2 double bedrooms, 2 twin bedrooms, bathroom with bath, washbasin and second WC.
Gite 3
The ground floor has a comfortable living room with tiled floor and wood burning stove, a well-equipped kitchen/dining room, with wood burning stove/cooker set in the original stone fireplace, dishwasher, large fridge, gas cooker and microwave. A garden door leads to the rear patio. Bathroom with bath, shower, wash basin, WC and washing machine. An oak staircase leads to the first floor where there are 2 double bedrooms, 1 twin bedroom, 1 single and bathroom with shower, washbasin and second WC.
Gite 4
The ground floor has a large tiled floor living room with wood burning stove and a garden door leading to the patio, a well-equipped kitchen/dining area equipped with dishwasher, washing machine, large fridge, gas cooker and microwave; bathroom with bath, shower, wash basin and WC. An oak staircase leads to the first floor where there are 2 double bedrooms, 3 twin bedrooms; two of which share a roof terrace overlooking the rear garden; bathroom with shower, washbasin and second WC.
The total capacity of the gites is around 30, so it is very popular with large groups.
Barn Conversion
Entrance hall with tiled floor and store/cloakroom. Dining kitchen with wood burning stove, oak units, built-in electric fan oven and gas hob. Plumbing for dishwasher and washing machine. French doors to garden. Very spacious living room with beamed ceiling, wood burning stove, wooden floor and French doors to garden. Office with fitted cupboards and understairs storage. Downstairs bedroom 4, shower room with washbasin and wc.
Upstairs there are three good size bedrooms, two of which have fitted wardrobes, bathroom with bath, shower, washbasin and wc. Large walk-in closet off the landing.
Outside
The property has the benefit of a large barn which is attached to gite 1. This has a partially cemented floor and could be converted into a recreational area.
The garden is mostly laid to lawn and gravel, with trees (including fruit trees), shrubs and herbaceous plants.
The property lies in beautiful, peaceful location, yet within easy access of two large villages, with all amenities, including a range of local shops, supermarkets, doctors, dentists, primary and secondary schools, with school buses passing directly by. This is a sociable place to live, with year-round activities and events for all ages. You would be welcomed into the local community by the friendliest mayor a newcomer could wish to meet.
This area of the south Charente has all the beauty (and more) of the Dordogne without the touristy feel. For visitors there is plenty to do. The property is just 10 km from the village of Aubeterre sur Dronne, one of the 100 prettiest villages in France, with its limestone houses clinging to the hillside, picturesque square, monolothic church and views beyond the village to the river beach. In addition the nearby towns of Riberac and Chalais each hold a huge weekly market, which is always a great attraction. There are chateaux, restaurants, a golf course, canoeing and miles of lovely walks all within easy reach. Slightly further afield are the cities of Angouleme and Bordeaux, and all the famous attractions of the Dordogne.
