Le Claouset is a wonderful fortified farm, situated in a quiet rural location, and has been renovated to a high standard to offer a spacious home and large gite. The accommodation in the house consists of an entrance hall with flagstone floor, living room with a southerly aspect having views down over the Cerou Valley, terracotta floor tiles and wood burner. Very large kitchen again southerly aspect with lovely views. Second reception room, double aspect overlooking the courtyard and to the front of the house. Cloakroom with old stone evier and internal well. 2 double en suite bedrooms, study, all of these rooms are newly carpeted.

The gite is entered from the courtyard directly into a huge kitchen/diner (45m2), tiled floor and windows looking out over the front of the house and towards the pigeonnier. The living room is on the first floor and is double aspect again overlooking the courtyard and the front of the house, wooden floor. There are 4 double en suite bedrooms, each bathroom has a bath with shower over. They are currently configured as two double and two twin rooms, the doubles are large enough to have a single bed in them allowing a maximum occupancy of 10 people.

There are new double glazed windows through out the house and the gite. there is central heating in the house as well as a wood burner. There is the potential to add a wood burner in the second reception room and the gite living room as there are chimneys in place. It is full of character with exposed stonework and huge old beams throughout.

Built around a central courtyard there are numerous barns and cellars currently used as stores and workshps, there is one large open sided barn which has been adapted to make a lovely covered eating area for the height of summer. The courtyard itself is a private and sunny garden with plenty of area to sit and eat, there is a built in barbecue. from the courtyard there are three archways the first enters from the east through huge wooden doors and is the main entrance to the house. The second is on the North side and is gated, this leads through to a garden area that houses the 10mx5m swimming pool, which is fitted with a regulation child alarm. The final arch on the southern side leads through to a further garden/paddock area. On the Western side of the courtyard is a further old cottage, the forge, which could be developed into a second gite or chambres d'hotes, could provide at least three more rooms.

There is a further garden which has an orchard and walled kitchen garden and is entered through old iron gates and houses the beautiful pigeonnier. This space is large enough to have a high degree of self sufficiency, there are fig, apple, pear, plum, mirabelle, damson, quince, apricot, peach and nectarine trees which all fruit well. There are raised vegetable beds, a poultry house and pond allowing you to keep chickens and ducks. We currently keep sheep who keep down the grass and provide lambs! Alternatively you could build two houses here as we have permission to develop the area if wished.

We have two hectares of woodland which provide sufficient wood for all our heating needs.

The gite has run as a successful business for the past six years with a high proportion of return and new business, we currently have bookings for 2010. The gite would be sold furnished allowing the new owner to move straight in and carry on this lovely business whilst being able to develop it further with a second gite or B&B.
