Property description
Main House
Ground floor
The front door opens to the entrance hall (12 sq m) with tiled floor and exposed stone wall. This room is open to the second floor ceiling. To the left of the hall a door opens to the sitting room (35 sq m) with wooden floor, exposed beam ceiling and limestone Charentais fireplace. A trap door in the floor of the sitting room provides access to a cellar space. To the right of the entrance hall there is cloak room area, off which is a ground floor WC. From this area a door opens to the dining room (28 sq m) with tiled floor, exposed stone walls, stone Charentais fireplace and a fine "potager".
To one side of the dining room a door opens to a butler's pantry (sink, dishwasher and units). To the far side of the dining room a door opens to the kitchen (24 sq m) with tiled floor, fitted cupboards, oven, dishwasher, hob, American-style fridge and black granite worktop and breakfast bar. To the side of the kitchen a door opens to a breakfast room (14 sq m) with tiled floor, bread oven and doors to the garden and covered passageway to the garage. To one corner a staircase rises to the first floor.
Still on the ground floor, a doorway to the rear of the entrance hall opens to the library (23 sq m) with tiled floor and fitted bookcases. This room is double height and there is a mezzanine level, again fitted with bookcases.
First floor
A wooden staircase rises from the library to the first floor landings, off which are four bedrooms. Off one of the landings, the master bedroom (33 sq m) has a wooden floor, exposed beam ceiling, carved stone fireplace, a dressing area and an ensuite bathroom (bath, shower, washbasin and WC). The second landing provides access to the three other bedrooms on this floor. The first (15 sq m) has a marble fireplace and the second (14 sq m) has an ensuite shower room (shower, washbasin and WC). The third bedroom forms a section of the house that could be closed off from the main house to create an independent annexe consisting of the bedroom (22 sq m), a dressing room (6 sq m), a bathroom (14 sq m) and the breakfast room below on the ground floor.
Second floor
The stairs continue to the second floor. To the right is a large room (35 sq m) currently used as a home cinema/music room, but easily large enough to provide one or two more bedrooms if required. To the left is a further bedroom (27 sq m) with a bathroom (to finish).
Guest accommodation
The West wing of the property has been carefully divided to create five well-appointed guest suites along with a guest dining area and kitchen.
Suite 1 (ground floor)
This large room (43 sq m) has defined sitting and sleeping areas along with kitchenette, shower room and private entrance from the garden.
Suite 2 (ground floor)

Suite 3 (ground and first floor)
This suite consists of a ground floor kitchen area (12 sq m) with staircase to a spacious bed/sitting room (24 sq m) with shower room.
Guest dining/reception room
This double-height room (36 sq m) has a fireplace, exposed stone wall, bar area and to one side a door leads through to a kitchen (16 sq m) and large glazed doors to the garden. To one side a staircase rises to a first floor landing, off which are two further guest suites.
Suite 4 (first floor)
This spacious suite (30 sq m) comprises a living room with kitchenette and a bedroom with ensuite shower room.
Suite 5 (first floor)
As with the previous suite, this suite (40 sq m) comprises a living room with kitchenette and a bedroom with ensuite shower room.
Outbuildings
The south side of the complex consists of a barn (about 100 sq m in total) with gates opening onto the vineyards beyond, a second, two storey barn (60 sq m) and a number of smaller stone outbuildings (ideal for sauna, changing rooms etc.)
The east side of the complex is made up of a garage (accessible from the house via a covered passageway), a store room, a laundry area, a gym (46 sq m), a game room (36 sq m) and the pool room (44 sq m).
Pool
To the south-east corner of the complex is a swimming pool (10m x 5m) with whirpool function, around which there is substantial terracing. Next to this is a summer kitchen and barbeque area.
Gardens
In addition to the delightful courtyard garden, a terrace from the pool area leads through to the east garden - mainly aid to lawn with a number of trees, boules pitch, a herb garden and a raised-bed vegetable garden. This garden is also accessible from the main house via the breakfast room and the covered passage. Beyond the east garden is a field/paddock (9,621 sq m) set in the vineyards.
The property has been meticulously restored with great attention to detail and thought for any future development. The restoration includes a complete new roof to the complex with new guttering, drainpipes and insulation, new septic tank for the guest wing, new windows, shutters and extensive re-wiring and re-plumbing.
The property is being sold as a private house but clearly lends itself to being run as a business. For this purpose it has been registered with the local tourist offices and comes complete with road signs, web site and brochures. There is a "table d'hôte" licence authorising alcohol to be included with meals.
