Ground floor
The front door opens to an attractive entrance hall (18 sq m) with a decorative polished concrete floor and divided into two by a glazed arched door . To the right of the hall a door opens to a reception room (31 sq m) with wooden floor, marble fireplace and plaster ceiling rose. To the rear of the hall, to the right, a door opens to a room once used as a small kitchen (7 sq m). This room is also accessible from the reception room.
To the left of the entrance hall a door opens to another reception room (31 sq m) with wooden floor, Charentaise fireplace and exposed beam ceiling. To the rear of the room a door opens to the kitchen (11 sq m) with tiled floor and glazed door to the courtyard garden.
First floor
The first floor is divided into two halves, each half accessible from its own staircase. To the rear of the main entrance hall the original wooden staircase rises to a first floor landing (9 sq m) off which are two bedrooms (31 sq m and 8 sq m), both with the original wooden floorboards and the larger bedroom with a marble fireplace. Also off this landing is a bathroom (bath, wash basin, bidet and WC).
The second staircase rises from the second reception room to another landing, off which are thee further bedrooms (23.5 sq m, 11.5 sq m and 9.5 sq m) each with wooden floors and marble fireplaces. Also off the landing are a bathroom (bath, wash basin and WC) and a laundry room.
Attic
The original wooden staircase continues from the firs landing to the unconverted atti which runs the width of the building (about 80 sq m).
Cellars
A door under the staircase in the entrance hall opens to a stircase that descends to the cellars.
Outbuildings
Ranged around three sides of the courtyard (the house being the fourth) are a number of outbuildings including former offices, stables, cognac stores, a large barn and a distillery (complete with "alambic" or cognac still).
Land and gardens
To the rear of the house is a large courtyard. This courtyard still retains its traditional garden (created by a stone and wrought iron railing) with a small lawn and flower / shrub borders. The rest of the courtyard has been left in its state of "working yard" - i.e. gravelled. There is a very attractive well and beneath the courtyard is a large water reservoir.
To the rear of the barn is the large walled garden (about 1800 sq m) with a number of mature trees.
This is an authentic Cognac producer's property in the heart of a prosperous village ideally located between Cognac and Angoulême. At one point it had been divided into two houses, each with its own kitchen and each with its independent gas-fired central heating. One half of the house has double-glazing.
