Built into the hillside at just over 500m altitude, two of the bedrooms are on the lower floor protected by the land, and maintain a more even temperature all year round. The two rooms share a bathroom and off the south facing bedroom is a solarium in which there is an 8 person spa and space for a bar, fridge and table and chairs.

On the first floor is a 20 M2 kitchen fully fitted with windows facing east across the country to Quins and north towards our neighbours. South of the kitchen is a 45 M2 living area which we is split into dining and living areas. In this area there is a wood fire that heats up the whole first and 2nd floors. Also there is a reversible air conditioning unit for the few days in summer when the heat is too high, and in spring and autumn for when the evenings are not cold enough for a wood fire or the central heating.

Above the kitchen is a third bedroom with an ensuite shower and WC
Below the kitchen is a large cave which contains the oil fired boiler and its oil tank
There is a garage with entry to the house via the lower floor.

The field below the house is shared with the neighbour and runs down the hill to the South. At the edge is an old 50 M2 barn with its own separate access. We obtained permission to build a bungalow here 4 years ago, and we also looked into re-orienting its roof to take photovoltaique cells. This, with enough land and orientation to place a windmill would make the house totally electrically self sufficient.
Although the house is in the country we have full broadband access through Wimax and we have speeds up to 1000mbs.

The property can be sold fully furnished for an additional €5,000.
