Property description
Near Saint-Gaudens, in a village with all amenities, beautiful 18e century stone built house of 450 m² with outbuildings on a plot of 7000 m².
It consists of three main buildings built around a beautiful courtyard and three gardens. It includes three levels of housing (for the main building), large attic with windows onto the street and garden which suggests that they had originally intended to be developed. Each level is decorated with tiles, flooring, fireplaces, wood panelling, mouldings and French ceilings. The 18thc in all its forms! The reception rooms are spacious, high ceilings and large openings, which gives the place its "Bourgeois". In total no less than 11 main rooms are all broken down as follows: On the ground floor, a large entrance hall, a large dining room (with wood panelling, mouldings, parquet floors and original fireplace), a large lounge (with mouldings, parquet and fireplace) opens to a garden, an office (with wood panelling and parquet) onto another garden, a fully equipped kitchen (with a huge fireplace and floor tiles) open to the outside by a wide window, adjoining the kitchen is another big entrance hall with two rooms converted into storeroom and laundry room. The ground floor also includes various closets, two separate entrances and toilet. All fireplaces on the ground floor are equipped with stoves. Upstairs a spacious bright hallway serves four magnificent rooms with mouldings, panelling, cabinets and parquet floor, a bathroom with a bath of zinc, walk-in shower, double basins, fireplace and separate toilet. one of the rooms has access to a huge loft providing the possibility to create other rooms. The second floor consists of a very large room with two door windows and floor tiles. On the landing are two large storage cupboards and a bathroom . A large loft could be converted into additional bedrooms. All renovations have been made for the sake of quality, taste and respect for tradition by focusing on quality materials (roof tiles and original flooring, stone-washed patina ..) and colours very neutral (shades of beige and gray) that reinforces the authenticity of the building. The recent pellet fired boiler (Hargassner) of 60 kilowatts that feeds the central heating gives very low emissions and excellent performance since it is capable of heating the home of 450 m². But it can also, if desired, heat the 450 m² of outbuildings. The hot water is provided by solar panels that also heats the pool. The roofs of the outbuildings have been redesigned and gutters replaced. They contain a garage, former stables, workshop and boiler room and give the possibility to consider a number of projects. The land of 7000 m² is divided into several gardens around the house and outbuildings where a beautiful swimming pool (12x6) has found its place with a beautiful terrace.
This remains one imposing mansion where anything is possible. Modularity (different inputs) and the setting would make a family home, a guest house, bed and breakfasts, divide the house into apartments, a museum etc. ..... especially since the region has tourism. Location, authenticity, charm. A VISIT AT ONCE! ? 440,000 inc. agency fees.
