Property description
The house is situated at an elevation of 250m near the top of a rise , facing south -west, overlooking a rolling landscape of cultivated fields and vines, with the Pyrenees in the distance ,visible in clear weather. It is on the side of a minor countryl road which has practically no traffic. The original cottage dates from 1910, and the buildings are of stone and rendered brick.
Access is from the road through a gate in a cypress hedge onto a wide stone and gravel terrace 17x8m, with shade provided by three mature plane trees.
Ground floor
Entrance to the house is from this terrace into: 1) a hall 4x2 m; on the left: 2) study 3x4m, with fitted bookshelf, two cupboards, internet and phone connections, numerous electrical outlets.; on the right: 3) sitting/TV room 4x4m, with fitted bookshelves, fireplace, double satellite TV connections.
The entrance hall leads into: 4) a central hall/stairwell 4x6m, open to the roof, from which stairs lead to the first-floor gallery (see description below), with a w/c, a clothes cupboard and a broom cupboard. This open space is lit by two remotely-controlled electric Velux skylights, each 1.2m square.
To the left of the central hall, French doors lead into: 5) a spacious living room 9x5m.
To the right of the hall, French doors lead into: 6) the kitchen 5x4m, fully-fitted with ample drawer and cupboard space, and a central bar/working surface.
On the right of the kitchen, there is: 7) the dining-room 5x4m, with French windows giving onto the garden.
To the left of the kitchen, French doors lead into: 8) a room 5x5m, currently used as a studio, with French windows giving onto a covered terrace 2.5x5m, used as an outside dining space.
Beyond the studio, a door leads into: 9) a utility/laundry room 4x2.5m with sink, washing-machine and deep-freeze.
In the right-hand wall, a door opens into: 10) an air-conditioned cellar/store room 4x2m.fitted with shelves. To the left, there is: 11) an area 5x4m, which houses the boiler, water-heater etc: it is fitted with shelves, and serves as a changing room and coat/boot storage.
From this area, a door leads into : 12) the garage 7x5m, suitable for a large car, and also housing the 2500-litre heating-oil tank.
The floors are tiled throughout.
First floor
From the central hall described above, a wooden staircase, rotates through 180°, giving access to a gallery surrounding the well on two sides. A door to the right at the top of the stairs opens into: 1) the master bedroom 6x4m, off which there are two bathroom/dressing rooms, one (Madame’s) 4x4m ,with bath, w/c , dressing-table and fitted cupboard, the other (Monsieur’s) 4x3m with shower, w/c and fitted cupboard.
The other bedrooms are situated to the left of the landing, as follows: 2) Double bedroom 4x4.5; 3) Double bedroom suite 4x5m; 4) Double bedroom suite 4x4m ; 5) Double bedroom 5x3m ; 6) “Dormitory” 8x4.5m, currently with eight beds; 7) Family bathroom 5x3m, with bath, w/c and double washbasin.
From the landing, there is access to a spacious insulated loft .
Bedrooms 1 and 2 have fitted carpets, the others have wooden floors.
Outside
The house stands in a clearing, about 3300 sq m, surrounded by dense oak woods on three sides. The grounds are mainly lawn,, with two decorative bed of flowers and shrubs.
The pool area, situated 30m from the back of the house is surrounded by a tall cypress hedge, ensuring complete privacy. It comprises a rectangular swimming-pool with Roman steps, 14x6m, pale green liner with mosaic pattern, sand filter, salt-based water treatment, heater, (solar) power-operated rigid safety cover, Polaris robot cleaner. The surround, 2m wide, is of stones set in cement. On either side of the steps, there is a metal pergola, providing shade.
The pool house, built to resemble a small cottage, floor area 4x5m, stands between the pool area and the house. Inside there is the pool machinery , a changing area, and a w/c with washbasin. There is an external shower with hot and cold water.
It also contains a well, 10m deep, equipped with an electric pump, which supplies water to four taps in various places in the garden. This could easily be upgraded to an automatic watering system.
Various
Considerable attention was paid to the house’s insulation:
1) All the windows and French windows in the house are new and double-glazed.
2) The roof was completely refurbished, timbers replaced as necessary, and covered with corrugated fibro-cement plates, over which the Roman tiles are laid. It therefore remains perfectly weather-proof, even if the occasional tile should be displaced by a very strong wind.
3)The floor of the loft is insulated by sheets of fibre glass.
Oil-fired central heating, mains water, septic tank recently inspected and passed.
High-speed internet via fibre optic network, excellent satellite TV reception
Location
Easy access ( 10 min) to A68 Albi-Toulouse motorway. Toulouse centre 40 min, Blagnac international airport ditto, Gaillac 15 min, Albi 25 min.
The village of Lisle sur Tarn (6km) is a picturesque medieval “bastide”, very popular with visitors. It has a mini-market, with an excellent butcher, three bakers, and several cafes and restaurants under the arcades of the main square. There are two chemists, several doctors and district nourses, and a dentist.
This house can easily sleep 20 people, but is at the same time compact and easy to run, thanks to its original interior design. The woods surrounding the site make it extremely quiet, and the nearest neighbours (retired farmers) are respectively 200 m and 400 m away.
The present owners are putting it on the market because they are getting on in years, and are moving to a smaller village house.
