Property description
House
Ground floor
The front door opens into a large reception room (31 sq m) with exposed brick and stone walls, exposed beam ceiling, enclosed fireplace, terracotta tiled floor and a glazed door to a small internal courtyard garden. To the left a door opens to a room (13 sq m - would make a good office space) with terracotta tiled floor, exposed stone wall and a glazed door to the courtyard garden.
First floor
A spiral wooden staircase rises from the smaller ground floor room to a mezzanine first floor landing with terracotta tiled floor and exposed stone walls. To the left a doorway leads through to space that provides access to both the kitchen and dining room. The kitchen (19 sq m) has a terracotta tiled floor, exposed stone walls, a doorway to the dining room and sliding patio doors to a delightful terrace and the garden beyond.
The dining room (32 sq m) has a terracotta tiled floor, exposed stone walls, exposed beam ceiling, a large round feature window looking onto the terrace and garden and a large picture window overlooking the courtyard garden.
To the right of the landing a doorway opens to a small hallway off which is a bedroom (20 sq m) with a terracotta tiled floor, exposed stone walls, exposed beam ceiling and an ensuite shower room (shower and wash-basin). Also off the hall is a WC.
Second floor
The second floor is in two parts.
A flight of stairs rise from the dining room to the sitting room (about 37 sq m in total) with wood and tile flooring, exposed stone walls and an exposed beam ceiling. To on side part of the room overlooks the kitchen below. To the other side a wall of sliding windows over look a "roof terrace" which in turn looks down into the courtyard garden and which also provides access to the garden (which is at second floor level at this part of the house).
Another wooden spiral staircase rises from the hallway next to the first floor bedroom directly into a large room (35 sq m - currently used as the master bedroom) with wooden floor, exposed stone walls, exposed beam ceiling, windows to three sides and a glazed door to the "roof terrace". This room has the plumbing for an ensuite.
Store room
Accessed from the courtyard is a useful store room (about 23 sq m).
Garden
Accessed via the kitchen on the first floor or via the sitting room and master bedroom on the second floor, the garden provides a good size and private space in the centre of this small town. Mainly laid to lawn with a number of mature trees there is also a great terrace just outside the kitchen, providing an attractive outside entertaining space.
This unusual (and difficult to describe) house is surprisingly large. Located in the very heart of a pretty riverside town within a stone's throw of a bar/restaurant and with all the major amenities to hand, this would make a wonderful permanent or holiday home.
