Property description
House
Ground floor
The front door opens to into the entrance hall (22 sq m) with tiled floor, exposed beam ceiling and exposed stone walls. To the left of the hall a door opens to the dining room (30 sq m) with tiled floor, exposed beam ceiling, exposed stone walls, stone Charentaise fireplace and a "potager" (a traditional type old stone stove built next to a fireplace that used coals from the fire).
To the left of the dining room a doorway leads through to the sitting room (44 sq m) with tiled floor, exposed beam ceiling, exposed stone walls, stone Charentaise fireplace and a stone "potager".
To the rear of the dining room a door opens to the kitchen (31 sq m) with tiled floor, exposed stone walls and double-height ceiling. To either side of the kitchen are outbuildings, into to which it could be possible to extend the habitable accommodation (over two floors - subject to relevant planning permissions).
To the right of the entrance hall a short corridor provides access to spacious bedroom (24 sq m) with wooden floor, exposed stone walls, exposed beam ceiling and a stone fireplace. Also off the corridor are a shower room (shower and wash-basin) and a separate WC.
First floor
A modern metal staircase rises from the side of the kitchen to the first floor. This former attic space has been transformed into a semi-open plan sleeping floor with three sleeping / bed areas informally divided by partition walls. There is also a shower room (shower, wash-basin and WC). This space covers about 100 sq m.
Exterior
To the front of the house is a pretty south-facing courtyard garden with the entrance barn to the north side. Running along part of the front of the house is a covered terrace which leads through to the winter garden (the former distillery). This space has been transformed from a dark barn to a light and airy indoor/outdoor space useful for cool summer dining and over-wintering the more tender garden plants.
From here a doorway opens to a private walled garden, to the side of which is the well. A door opens back to one of the outbuildings next to the kitchen.
To the side of the house is the main garden, mainly left to lawn with a number of specimen trees and shrubs.
This is a pretty house on the edge of a small hamlet in the prestigious Grande Champagne. Formerly run as a successful B&B, the property could make wonderful permanent home with income potential or a great holiday home.
