Property description
Light, bright and airy
Lovely views across the Vallespir and to Canigou
Three double bedrooms
Terraces all round plus pool
Built in 2004 on extremely solid foundations (28 pillars driven 10m into ground) this modern villa boasts excellent insulation from both the summer heat and winter cold; large windows all round ensure the house is always full of light while ensuring the occupants can enjoy some spectacular countryside views.
A driveway curls up from the road below to a parking area in front of the house with room for 4 cars plus a single garage beneath the house. The front door leads directly onto an entrance hall with internal garage and workshop to the right, downstairs cloakroom (WC) and laundry straight ahead. To the left a short staircase leads up to a half landing off which two doors lead into the lounge and the kitchen.
The lounge, dining area and kitchen are designed in an open-plan 'L' shape however each function has its own clearly defined area and the kitchen could easily be separated off if desired. The lounge features a cathedral ceiling, inset fireplace and windows to three sides, there are two sets of double French doors leading out to a south facing terrace on one side and two sets of doors leading out to the pool area to the rear of the house. The kitchen is fully fitted with quality German units and Faure appliances (fitted fridge/freezer, dishwasher, electric oven and gas hob), a door leads back out to the half landing.
A few more steps lead up to a mezzanine study area where the telephone and ADSL connection are located, a corridor then leads on to the sleeping quarters. To the right is a large master bedroom with built-in wardrobes, ensuite shower room and WC; the bedroom has windows to three sides and is bathed in light while the cathedral ceilings give it an airy feel and help keep temperatures down in the summer months. Further along the corridor is the family bathroom with WC, wash hand basin set in vanity unit and bath with overhead shower. To the end of the corridor at the eastern side of the house there are two further double bedrooms, also with cathedral ceilings and built-in wardrobes, one also features French doors leading out to a private sun terrace with views across the Vallespir valley. Very usefully the current owners chose to build a mezzanine level above the two bathrooms and thus they effectively have a fourth bedroom at their disposal where they say that their three grandchildren love to sleep when visiting.
Outside the most useful areas of garden are those immediately surrounding the house which have been turned into a series of terraces for outside entertaining. To the rear of the house there is an 8 metre swimming pool and covered dining area with far reaching views across the countryside. The garden stretches further back into woodland, planted mainly with green oak, cork oak and chestnut. The property has three neighbours which are sufficiently far away to be hard to notice. The house receives town water, mains electricity and telephone while waste water is dealt with by a septic tank.
Summary: a very well presented home in impeccable order. Situated 1km from the village of Oms with its shop, bar and post office, the popular market town of Céret is just 10 minutes by car.
