The property is located in a quiet and friendly village 10 minutes south of Prades, a bustling market town, capital of the Conflent, and home each summer to the international Pablo Casals music festival.
Perpignan and the Mediterranean coast are 40 minutes by car, as are the skiing resorts of the Pyrenees. The area has numerous airports, including Perpignan, Gerona (in Spain) Carcassonne and Béziers. Barcelona, Montpellier and Toulouse are also easily reached. High-speed trains run from Perpignan to Paris and London (Eurostar via Lille). Bus and train services operate from Prades to Perpignan
The house was built in the early 1980s by a Catalan master-builder for his own family. The present owners have lived in the house since 1989, have installed and landscaped a pool, refitted the kitchen to luxury standards, added further heating and double-glazing, and converted the lower level into a self-contained (garden) flat with its own kitchen facilities and entrance. This is currently used as part of the house but could be rented as separate and private holiday accommodation.
The front entrance on the ground floor leads through a double-glazed porch and vestibule, with the spacious and attractive lounge/tower on the right. This area has a wood burning stove (Dovre) and a double set of French windows opening on to the balcony at the front of the house.
The kitchen/eating area leads off the front entrance and vestibule to the left. French windows lead to a secluded patio eating area. Kitchen units are solid Italian chestnut, with built-in Miele oven, Siemens dishwasher and fridge-freezer. Folding doors lead to a corridor equipped with coat-rack and further doors leading to a spacious pantry, with second large fridge, and ground-floor bathroom, with shower, cupboards, bidet, sink and toilet.
Total area of ground-floor amounts to over 70 m2. It is bright, spacious, airy and inviting.
Tiled stairs lead to the first floor, with a landing leading to three double bedrooms (9 m2, 10 m2 and 11 m2) and bathroom (bath with shower fittings ,sink, storage cupboard and toilet). Two of the bedrooms and the landing have in-built storage spaces. Master bedroom looks over the hills, with French windows and balustrade.
Broad tiled stairs at the left lead from the kitchen down to a landing with coat rack, and doors leading to the garden flat and garage. The garden flat consists of double bedroom 11 m2) with in-built storage, lounge /kitchen (15 m2) with Supra wood burning firebox and bathroom, with shower, sink, bidet and toilet. The garage, containing Miele freezer, laundry facilities and pool equipment, including electrolysis unit for disinfecting pool water. There is also elevated storage space and shelving.
Three sides of the house consist of 70 m2 of tiled balcony and patio. The patio outside the kitchen has a motorised sun awning and barbecue.
The property has been planted with a large variety of shrubs and trees, including cypress, oleander, palms, roses, rhododendrons and flowering plum, affording privacy for outdoor dining and swimming. There are impressive views of the Canigou mountain on three sides, and to the south an outlook over the charming village of Clara and beyond to the mountains south of the Têt valley.
Although the present owners have used the house as their principal residence for 23 years, it would also make a superb holiday home with letting potential of £1500 per week during the summer.
The village receives a daily bread delivery, and there is a fine restaurant which also has a number of rooms for B & B. View online under restaurants Clara. The town of Prades has large supermarkets as well as specialist shops, a colourful weekly market with local produce and artisan goods, chemists, hospital, an excellent medical centre with GPs and specialists, cinema and numerous bars, cafés and restaurants. The village has a tennis court (free for residents) church and library; and with an altitude of 590m it offers unpolluted air and access to outstanding forest and mountain walks in every direction. Local services are first-rate, with refuse collection twice a week, separate bottle banks, and recyclable collections every Wednesday.
