A traditional townhouse modernised in 1997, offering a large lounge, large kitchen diner, toilet, bathroom, 3 double bedrooms and a self contained studio flat. In addition there is a barn which could subject to planning permission be utilised as additional living accommodation / workshop or be left as is for additional storage.

Local Airports are Aurillac (40 mins) and Rodez (60mins). Brive airport is approximately 1.5hrs away by car and Toulouse airport approximately 2.5 hrs away. The town of Figeac is 30 minutes away by car.

Property Description

The living accommodation in the main house is accessed from the side street and is spread over 2 levels. There is a large cave which is accessed at street level which currently houses the boiler and fuel store. The studio flat is accessed from the front of the property by an independent entrance.

Main House - Level 1

There is a flight of stairs that leads to the first floor from the entry to the property, the hallway off the stairs provides access to all ground level accommodation and a further set of stairs to the next level.

Lounge (4.3m x 5.3m)

The lounge is on the left of the hallway, is a large light room and faces onto the main road through the village (very quiet). When modernising the property the current owners added insulation and plasterboard to the current walls, but kept the main fireplace.

The flooring is a wood style laminated product, the walls are currently wallpapered and there are exposed beams in the ceiling.

Kitchen (3m x 4m)

The kitchen is on the right of the hallway, is a large light room and faces onto the side road. When modernising the property the current owners added insulation and plasterboard to the current walls and boxed in the old fireplace with a view to using this as additional storage. The kitchen has a number of kitchen units and a double sink with a tiled work surface.

The flooring is a wood style laminated product, the walls are currently wallpapered and there are is pine tongue and groove covering the ceiling.

There is also a separate toilet (0.8m x 1.6m) and a bathroom (1.3m x 1.6m) on the first level, both off the corridor. The bathroom contains a fitted shower and wash basin.

Main House - Level 2

The sleeping accommodation is accessed from the wooden stairs from the hallway on level one. The accommodation consists of 3 bedrooms a storage room and a further room that has the plumbing points for a bathroom. The storage room measures 1.8m x 1.5m and requires some plasterboard to be added to complete the interior. The room intended to be used as bathroom measures 2m x 1.8m needs to be completely refurbished with only the waste pipe and hot and cold water points being in place.

Bedroom 1 (3.3m x 5.0m)

This room has a window over the side street (to the right of the picture) and has laminated flooring, wallpapered walls and pine tongue and groove ceiling.

Bedroom 2 (2.6m x 2.8m)

This room has a window over the side street (to the right of the picture) and has laminated flooring, wallpapered walls and a polystyrene panelled ceiling.

Bedroom 3 (3.8m x 4.0m)

This bedroom looks out over the main road through the village. It is extremely light and of a good size for a large double bedroom. The room has laminated flooring, wallpapered walls and a polystyrene panelled ceiling.

There is a large fireplace in the room (on the left hand side when facing the window), this was turned into a wardrobe when the property was refurbished.

Studio Flat ((5.3m x 4.1m)

The studio flat was rented as holiday accommodation by the current owners. The studio has a small kitchen area with a 2 ring hotplate and sink with drainer. There is also a separate toilet with plumbing for a washing machine and a shower room with fitted shower and wash basin.

Road: Approximately 12 hours from Calais (9-10 hours without small children!)
Airports: Rodez 60mins by car, Brive 90 mins by car, Toulouse 2 hours by car, Aurillac (daily to Paris) 30 mins by car.

About the Area

St Constant is a tranquil village with a small shop, café/ snack bar, restaurant, bakery and butchers. The village also has a school catering for the ages of three to eleven years old.

Maurs (15 mins) has a weekly market, fantastic for buying local produce, see www.ville-maurs.fr for further information. The historic town of Figeac is approximately 30 minutes away giving access to a number of excellent restaurants, shopping facilities etc, see www.ville-figeac.fr for further information.

Other well known attractions (there are many more) within a short distance include Rocamadour, see www.rocamadour.com, Conques, see www.conques.com, and Padirac, see www.goufre-de-padirac.com.

Aurillac is also about 40 minutes away providing comprehensive shopping with many bars and restaurants see www.ville-aurillac.fr for further information.

Another surprise not known to many people in the UK is the ski resort of Le Lioran which is about a 75 minute drive from the property. The resort provides excellent walking and mountain biking from spring to autumn and winter sports with the skiing season from December to April. See www.lelioran.com for further information.
