The property is over three levels, there are the cellars underneath the property, the ground floor containing an entry area and large living space and the first floor containing 2 bedrooms and a shower room.
Entry Hall (3.0m x 3.5m)
The entry to the property is from a small pathway leading past the back of the church.
The entry hall has a semi glazed door and a small window. There are wooden floors, currently covered by Linoleum, and rendered stone walls with open beams.
There is a toilet under located under the stairs.
Off the entry is a set of wooden stairs leading to the first floor, and a door leading to the cantou room.
Cantou Room (4.8m x 6.5m)
This is the principle room of the property. The room has wooden floors, rendered stone walls and open beams. There are 2 south facing windows with a semi glazed door giving access to a balcony at the back of the property.
There is a large open fireplace (Cantou) which would be ideal for housing a wood burner as an alternative source of heating.
Bedroom 1 (3.8m x 5.0m)
This room is accessed off the top of the stairs. The floors are oak covered in Linoleum, the stone walls decorated with wallpaper and the beams painted.
There is a window to the front of the property overlooking the walls of the church.
A shower room (1m x 1.8m) containing a shower and basin, is off this room.
Bedroom 2 (4.1m x 4.6m)
This room is accessed bedroom one. The floors are oak, the stone walls decorated with wallpaper and the veiling covered in pine tongue and groove.
There is also an integral wardrobe.
There is a south facing window to the back of the property overlooking the surrounding countryside.
Cellars (5.0 x 9.0m)
The cellars are accessed via a door at the front of the property. The walls are exposed stone with a concrete floor, the ceiling being open beams.
The cellar contains the gas boiler for central heating and hot water.
The gardens are accessed through the cave.
Gardens and Garage
The garden is quite small and currently houses a gas canister with a temporary structure, used as a workshop on top of the garage.
The gas canister can normally be sunk below garage leaving a nice lawn area and the structure on top the garage could be removed and replaced by a terraced area to profit from the south facing garden and views of surrounding countryside.
The garage has double wooden doors and could house one car.

About the Area
The village has 2 bars a restaurant, a small village shop and a primary school. The village is 10 minutes from Maurs. The historic town of Figeac is approximately 40 minutes away giving access to a number of excellent restaurants, shopping facilities etc, see www.ville-figeac.fr for further information.

Another surprise not known to many people in the UK is the ski resort of Le Lioran which is about a 75 minute drive from the property.
