Property description
Completely detached, family home, within easy walking distance of a large village with all amenities. Solid 1850's house with three bedroorms, bathroom, 2 separate w.c.'s and an attic. New electrics, mains water and sewage, nearly all decorated, just waiting for a new family, or small bed and breakfast business.
160sq.m of living space comprising on the ground floor: large louange (30+sq.m) with woodburning fire for those romantic evenings and original oak floor (recently refurbished). Kitchen with wood/coal burning stove, sink unit and bespoke wood counter and shelving. Dining room, having original oak floors (also refurbished).
First floor with three, good sized bedrooms (one with shower). New bathroom, having bath, shower, sink, tiled floor and built-in cupboard. Separate wc with sink. Door to attic.
Attic has the same basic lay-out as the rest of the house, and is therefore ideal for making three extra bedrooms and annother bathroom, or perhaps en-suite to the largest bedroom. Sound tiled roof, having been replaced in 1989, with glass tiles for light, but would be easy to fit attic windows.
Outside the back door and lounge window is a walled patio and court yard (original bricks) with sheds, a covered area for keeping the wood for those cold winter nights, and the entrance to the cellar. Although this is a utility area, there are beds and pots of flowering plants and trellis The cellar is the same size as the house itself, having been built on granite foundations. This cellar does not flood like so many in this region, and would therefore make great storage, or could be dug out for the pool table and games room! The flower garden (approx 400sq.m) is through a door in the court yard and has many fruiting trees and bushes, and has established roses, shrubs and bulbs. Completely fenced and hedged so those animals stay in! Across the road is a well-dug allotment and yard for chickens, approx 300 sq.m., with paths and fruit bushes.
The village itself has a supermarket, post office, hotel, hairdressers etc, is situated between the médiéval town of Aubusson, famous for tapestries and carpets from the Middle Ages, and the more modern town of Gueret. Gueret comes well equipped with several large supermarkets, and is close to the area of the Three Lakes to the west. To the east lies Lake Vassiviere, which is the largest man-made lake in France, with beaches and adventure activities. One and a half hours drive to Bellgarde Airport in Limoges, and train to Paris. Fishing, walking and lovely scenery and all for the asking price of €124,500.
