Property description

La Mancelliere is a beautiful 17th century farmhouse with two cottages, that have been converted to provide very comfortable living accommodation. It is situated at the end of its own lane and stands in over one acre of farmland.

On the ground floor of the main farmhouse is a large living room with woodburner. The kitchen, which is fitted with high and low level units has double doors leading out to the front of the property. Also on the ground floor is a large bathroom with WC, basin and shower. A staircase leading from the kitchen takes you upstairs to a hallway with a split level landing. On one side you will find a large double and a large single bedroom. Two further steps at the other side of the landing takes you to one further large double and one large single bedrooms. There is a further staircase that leads you to the loft landing, where there are doors to two further large rooms, both of which have electricity and lighting.

The farmhouse was re-roofed and re-guttered about 4 years ago and the external stonework was pointed at about the same time. There are new, double-glazed windows in most rooms, including the loft. All the rooms have the original beams exposed, which adds to the appeal of this property.

The larger of the two cottages adjoins the farmhouse, but is accessed via its own front door. This newly converted building has a very large open plan kitchen / lounge. The kitchen is fully fitted with wood units and there is plumbing for a washing machine. There is a very effective heating system comprising of a woodburning stove that convects hot air to the bedrooms and bathroom. A new hand made staircase takes you upstairs where there is a double bedroom, two single bedrooms and a bathroom. The doors, windows and all fittings in this property are about five years old.

The third newly converted building is opposite the main farmhouse. It has a large kitchen / living room with new wood high and low-level units and plumbing for a washing machine. The hand made staircase leads to a large, open-plan bedroom with en-suite bathroom, which has a shower, WC and basin. The wood floor to this room is newly laid and is still covered in plastic sheeting to stop it damaging. There is a hearth in the lounge, which is ready for a woodburner and double doors not only lead you out onto a gravelled terrace, but also provide you with fantastic views over the countryside. This building was converted about two years ago.

There are two further outbuildings at La Mancelliere. The larger of the two is the old cow shed. We currently use this for the storage of garden tools and wood for the fire, but it would be ideal to convert into further living space. There is also a brick sided, covered barn that would make an ideal parking space for vehicles or a caravan.

The ground that La Mancelliere are set in were once farming land. We have made a small, cosy BBQ area which is surrounded by bushes and trees. The BBQ is a large, brick structure with a chimney. It will be left when the property is sold.

The views from La Mancelliere are stunning. As you look out across the open fields, you can see and hear the village church. There is no passing traffic near the property, so the location is extremely quiet. It is truely a lovely location, which is ideal for families.

This property would provide a good business opportunity as it could be used for both gite letting and B & B. The people who I have had staying love the quietness of the location and the feeling of space that the accommodation and surrounding land provides.

We are reluctantly selling La Mancelliere after owning it for almost 15 years. Our family and friends have had some wonderful times at the house, but we now feel that it is time to move on, hence this sale.
