A STONE HOUSE TO BE RESTORED This house has independent access but is attached to the house. It measures about 150 m2 split over 3 levels. The ground floor is currently used as a storage room and a utility room, which houses the washing machine, the freezer and the central heating system. The second floor and loft are used as storage. The charm of the original features such as the fireplace, the red floor tiles (tomettes), the beams and the wide wooden floorboards upstairs are still to be fully exploited. This house could be converted into a 2-3 bedroom guest house or into a B&B with good income potential.
AN EXPOSED STONE BARN This stone barn measures about 70m2 split over 2 levels and renovation work has already been started . Outside, the stone and the half timbering have been exposed and the roof has been retiled. Inside, the concrete screed has been laid, the walls have been rendered with lime upstairs and the stone has been exposed downstairs. The openings are ready for the fitting of windows and doors. Once finished it could be become a charming independent 1-2 bedroom exposed stone guest house with high beamed ceiling. Next to the barn there is also an attractive open stone barn which could be used for car-parking, a summer kitchen with a barbecue or a shaded area. Separate access is possible.
LAND The house is surrounded by sizeable land (6000m2 ). The garden is laid mostly with grass. There are mature trees including fruit trees (chestnut, cherry, apple etc) and a mature vegetable patch and an outside sink. A paddock area is fenced and is suitable for keeping horses or other animals. There would be sufficient space and privacy for a swimming pool.
AMENITIES The village has its own bakery/grocery, Mairie / library, primary school and village hall, which hosts regular social events. Nearby there are several equestrian farms and a large lake with swimming and water sport activities (sailing, canoeing etc). 15 minutes away, there is also Cap'Découverte, the only site of its kind in Europe, which is located in a disused open-pit coalmine that has been reconverted into a gigantic leisure centre where you can ski, waterski, skateboard and try the zip-line.
AREA The village is in Ségala, which is a rural area with rolling hills and dotted with stone farmhouses. Monestiès (one of the Most Beautiful Villages in France) is only 6kms., Cordes-sur-Ciel, the famous hill-top medieval stone bastide attracting tourists, is just 12 kms. Good shopping amenities in Carmaux and Mirandol-Bourgnounac are only 11 kms. Albi, the vibrant capital of the Tarn, is half an hour away. Toulouse and Rodez airports are approximately one hour away by car.
