Ground Floor:
The street side entry leads into the kitchen dining area with all other parts of the house running of this central room.
Kitchen (17m2):
This room has an oak parquet floor with painted stone walls. There is a glazed door and window on to the quiet street to the front of the property. The Kitchen is equipped with a double sink and drainer and has a wood burning Cuisiniere.
Hallway ( 9m2):
This room has linoleum on a concrete floor. The walls are painted and the ceiling is finished in pine. There is a small window to the front of the property. This room was used as a bedroom.

The bathroom contains a bath with shower attachment, a hand basin and a bidet. The hot water being supplied by a gas burner (not tested) mounted on the wall.

First Floor
The first floor is accessed via an enclosed staircase running from the Kitchen Diner.

Loft Space:
The loft area is in good order; however this is too low to allow conversion into additional living space unless structural changes are made to the roof itself.
Outbuildings:
The first property on the left of the property contains the well / cellar and garage with an additional level above used for storage. On the right hand side of the property is another stone building half of this is included in the sale and contains a stable on the ground floor with a hay loft above. There is also a right of access to the back of the stable, with enough land to park a car.
Well with cellar (17m2):
This area contains the well (once used as the main water supply to the property. This piece has a cement floor and stone walls.
Garage (18m2):
The garage is accessed via wooden doors from the street side of the property. The floor is left to natural stone / soil with the walls being of stone.
Access to the first floor by ladder leads to an area over the garage and well providing approximately 25m2 of additional storage.
Stable (34m2 – each level):
The stable was historically used to house cows in the winter months. The pens remain. There is an access to the back of the barn to a piece of land which could be used for parking.

The garden is a manageable size and flat with spectacular views over the countryside at the back of the property. Access to the garden is from the door from bedroom 1 or from the back of the garage.

The property has mains water, electricity and telephone. There is no central heating as the Cuisiniere provided sufficient heat to warm the whole property. Electric panel radiators were added to the property these being rarely used.
How to Get Here:
Road: Approximately 12 hours from Calais (9-10 hours with minimal stops)
Airports: Rodez 60mins by car, Brive 90 mins by car, Toulouse 2 hours by car, Aurillac (daily to Paris) 30 mins by car.
About the Area:
The property is located in a quiet hamlet close to Maurs and has a couple of bars a village school and a small village shop. The village is 10 minutes from Maurs. The historic town of Figeac is approximately 40 minutes away giving access to a number of excellent restaurants, shopping facilities etc, see www.ville-figeac.fr for further information.

Another surprise not known to many people in the UK is the ski resort of Le Lioran which is about a 75 minute drive from the property.
