Property description

This lovely stone manor house is set in a very beautiful and peaceful location with large gardens surrounding it and amazing views from its elevated aspect out across and forest valley and down to a river and the Nantes-Brest canal. The property also has lots of history and original was the home of one of Napolean’s personal doctors. The property was purchased by the owners as a ruin over 30 years ago and was lovingly restored stone by stone, utilising reclaimed stones from a nearby tumble down house that has not long since gone. The stonework was restored by a master stone mason and the quality of the work speaks for itself.

Inside the manor it retains its character, the entrance door under a dressed stone arched doorway leads into a lounge sitting room with high ceiling and exposed beams (some original). A corridor leads to the kitchen/breakfast room which has classic arched glazed doors leading out onto the patio and gardens with lovely views. Also on the ground floor there is ample storage cupboards and wc.

On the first floor are three good size double bedrooms with lovely views from the windows and a drop down ladder stairway to the large attic which although has not enough head height for adult bedrooms could be utilised as a hobby room or play room for children.

The gardens and location give this property value, along with its history. Just a 5 minute walk down the lane to the side brings you to the Nantes-Brest canal and tow path which stretches 400k across Brittany and utilises many existing rivers and lakes for constantly changing scenery. The location is very peaceful and would be ideal for those who enjoy nature as there is an abundance of trees and wildlife. This property really needs viewing from the ground to be truly appreciated.

Entering the property from the front via an entrance door under stone arch into:

Lounge and Sitting Room (7.60m x 4.30m). Two recessed windows to the front, stone fireplace for an open fire, part exposed stone wall to one end, staircase to the first floor. Exposed beams, mostly replace and some original. The walls have been insulated to a high degree. Two electric radiators, tiled floor and doorway to:

Ground Floor WC. Window to the rear, low level wc, tiled floor and hand basin.

First Floor, Landing and Corridor
The staircase lower half has been constructed from a once stone spiral staircase and then changes to solid wood. The landing has a solid wood floor and recessed window to the front.

Attic Room. Small roof lites, exposed A frames with roof insulation and solid wood floor. This roof has not enough height for adult bedrooms but could be utilised as a computer room, play room or hobby room, or just for ample storage.

OUTSIDE
Wooden Garden Shed. In good condition with concrete floor and ideal for storing garden equipment.

The gardens are gently undulated and from the raised aspect benefit from magnificent views across the densely wood valley beyond and down to the river and canal. The garden has a wide variety of mature shrubs and trees and is partly bordered by original stone walling. The gardens are laid mainly to lawn and the plot size is 2,330 sq metres with lovely shadey areas under oak trees. There is a private gated entrance to the property with a large gravel parking area for several vehicles. To one side a tarmac lane leads down to the canal which is a short distance to walk. Across the lane another parcel of land of 3/4 of a hectare slopes down to a stream which borders it, there is potential to create a lake at the base of the land (subject to permission). The property has a septic tank that has been inspected and passed for current regulations. Tax fonciere: 402 euros per year and tax habitation: 355 euros per year.
