Property description

The Chateau is in a courtyard setting. There is a high hedge on two sides where there are no buildings. The courtyard is mostly lawn with a few trees ( in a landscaped area there is an olive tree and a pomegranite tree ) There is also a fountain.

There are four bedrooms, three double and one family room. There is also another room which could be used as a bedroom or a bathroom. At the moment there is a usable toilet and the beginings of an en-suite for the large room.The guard room has a massive chimney, exposed beams and a red brick floor. On either side of the room are stained glass windows with the Chateaus crest ( an eagle ). There is a good sized kitchen overlooking the pool. The kitchen is fitted with fridge, washing machine and has many attractive lighting features. Seating for 8 people.There is a small sitting room and two bathrooms ( one with a bath )

In the courtyard there is a massive barn which has been a museum in the past but needs some t.l.c. if it is to be restored. Its an ideal space for weddings or medieval functions but there are endless possibilities.

There is a large stable where the middle section has been made into a 3 bedroomed Two bathroom open plan gite which is very livable and near completion. At the end of the stable is a little private garden with gate which is an ideal play area for a child. Planning permission has been granted for another gite and a sunken swimming pool in the adjacent field.

A small outhouse has a w.c. and basin and houses the boiler for the Chateau.

The side field has the dry moat and a well. There are many fruit trees includiing ( Cherry, Fig, Mirabelle, Pear, Peach, Walnut and Hazelnut ).

Situated in Cezais 4 Kms.from Vouvant,one of the prettiest villages in France with its meandering river and Gothic church. The forset of Mervent-Vouvant is nearby and is full of activities including Horse-riding,Cycling,Fishing Canoeing,Swimming to name but a few. There is a restaurant, a beach and a Zoo here also. The area is steeped in history of wars and legends with many beautiful Chateaux Churches and Historical buildings to discover. The nearest towns are Fontenay le Comte and La Chataigneraie about 12 and 8 Kms.away.There are lovely beaches on the coast about 60Kms away where the airport of La Rochelle is situated.60Kms north lies Nantes,another big airport and Poitiers to the East about an hours drive. Niort is 30 mins drive and has a fast train to Paris. It takes an hour and a half.

Puy de fou ( le parc ) is half an hours drive. there is a Roman amphitheatre where real chariot races take place. Fighting between the Romans and the Christians with lots of blood.You can see Falconry, fantastic horsman, the Vikings and their ship,The three musketeers, a medieval villiage and a villiage with clockwork musical figures where you can buy souvenirs.
Another attraction at Poitiers about an hour away is Futuroscope.
