Large stone manor house in move-in condition with guest cottage and stable/garage in landscaped 1 acre+ garden. Many original details. Ideal location between country and town.

Property description

The three buildings were built together in the same style of late 19th century Berry stone construction, and form a magnificent ensemble.

The main house consists of three stories plus a full cellar. Original features include oak parquet floors throughout, high coved plaster ceilings with ornate medallions, wainscoting, seven working wood-burning fireplaces with ornate marble mantels in all the major rooms, all original wood doors and frames, solid oak French windows and frames, architect-designed cast ironwork, several ceiling chandeliers, and a magnificent carpeted solid oak staircase.

The ground floor begins with a grand entrance vestibule. The three major rooms on this floor are south-facing and full of light. They include a large wainscoted grand salon opening onto a large terrace overlooking the 1+ acre garden and pond; a large dining room with three-sided bow window facing the south garden; a cozy drawing room with south and west exposures; a large kitchen with a breakfast alcove delivered with recent high quality appliances including built-in oven, stovetop and refrigerator, and a half-bath/laundry room delivered with recent high quality washer/dryer.

The first floor contains a lovely private master bedroom and full bath. There are three other large rooms, one of which serves as a grand library, and another full bathroom on this floor.

The second floor contains a guest suite with two bedrooms and a new full bathroom, and a large attic storage room.

The large full length cellar (4 rooms) has a 2-year-old high-efficiency German (Wiesmann) heating furnace fed by a new city gas main line, as well as numerous storage units and a wine cellar. The previous oil-fired heating furnace and oil tank have been kept in place for back-up purposes.

The house has a satellite television dish with cabling to three rooms on the two main floors. There has been extensive plumbing and electrical upgrading throughout the house. The street entrance features new electric gates with touch-tone access, remote control from the house, and an intercom. The house is located on a very quiet street away from all through traffic.

The 1+ acre garden looks out onto a hilly historic site with ruins of a medieval castle. The garden features several very large, century-old evergreen trees including a magnificent cedar of Lebanon, a landscaped fish pond, two deep water wells, one of which provides water for gardening, while sheep graze in neighboring fields. There are many producing trees including walnut, hazelnut, apple, cherry, peach, plum, fig, and quince.

The guest cottage consists of four large rooms on two levels with oak parquet floors. The exterior has been totally renovated: roofing, painting of windows, doors and shutters. The interior needs modernizing.

The stable building consists of a large garage and a storage room on the ground floor, and two large rooms upstairs.

The property is ideally located, being surrounded by the rolling Berry countryside yet within easy walking distance of all shopping, the hospital, the train station with regular service to Paris (2 1/2 hours), the post office. The autoroute A 71 is a 5 minute drive away by car. While spacious, the house does not feel oversized and is the perfect setting for elegant living. Cultural activities are plentiful in St Amand, in the historic regional capital of Bourges half an hour away, in nearby castles and abbeys, and of course in Paris.

We have all the original architect drawings, cost estimates, invoices, correspondence between the owner and the architect, and a biography of the original family as well as some original photographs. This fascinating collection will be handed over to the future owner.

Many additional photographs are available by email upon request. We are an Anglo-French couple, feel free to call and speak to us directly at 33 248 96 09 01 or 33 632 37 16 80 (cell).
