Property description
RARE TO THE MARKET
A lovely Catalan town house right in the centre of Thuir hidden behind the Place de la Republique where a popular market takes place every Saturday.
Large wooden doors give on to a front courtyard with ample parking for two cars; the pedestrian front door then opens on to a large entrance hall with separate WC and cloakroom. Opposite the front door is a door which gives directly onto a pretty courtyard within the garden, to the side a corridor leads into the lounge. A good sized room with three sets of double French doors opening on to the garden, the lounge boasts high ceilings with a hand-built beamed ceiling with inset wooden panels whose motif has also been decorated by hand. At one end of the lounge is a large fireplace set in to an exposed stone and brick wall while to the side a wooden staircase leads up to the first floor; a pretty glass chandelier hangs in the centre. The lounge then leads into the dining room with kitchen beyond; a lovely room with two sets of double French doors leading out to the garden and a high vaulted ceiling from which another large chandelier hangs over the dining table. The kitchen has been recently refitted with contemporary units and a modern 5 burner gas range. Beyond the kitchen lies a large utility room / larder where the current owners store dry goods, freezers, washing machines etc, housed here is a recent gas boiler that manages the central heating (school-style radiators throughout) and hot water while a side door gives out on to the garden.
Upstairs, the staircase leads up to an open-plan hallway with second sitting room; this area is currently treated as a 'snug' TV room and has double French windows opening out on to a sizable roof terrace that overlooks the walled garden below. Behind this room is the master bedroom with ensuite bathroom, fitted wardrobes and two sets of double French doors, one giving on to the roof terrace, the second on to a balcony which overlooks a cobbled courtyard with inset Catalan-style water fountain. Also on the first floor is a double guest bedroom with fitted wardrobes. A further flight of stairs leads up to the second floor which contains two further double bedrooms, a separate WC and a shared shower room.
The rear of the house boasts the jewel in this property's crown, a large and very pretty walled garden planted with a variety of trees and decorative privet hedges with ample room for a swimming pool if desired. The ground floor French windows of the house give out on to a covered terrace which runs along the width of the (south-facing) house, offering shelter from the sun; within this area there is a summer kitchen/BBQ area and a fully enclosed glass atrium/greenhouse with water and electricity and which would make a fantastic Artist's studio.
To the rear of the garden and behind some tall trees is a separate area (belonging to the house) of 300m2 in which a double garage and gate on to the street are to be found; this area could easily be developed (with the relevant planning permission) to offer up to 900m2 of usable accommodation (a possible mix of commercial and residential up to three storeys) without impacting upon the main house and garden. Alternatively the land could be separated and sold to a developer if the next owners did not wish to use it themselves.
Thuir is a charming mediaeval town with a large variety of cultural events and facilities for its 9,000 inhabitants (approximately). Set in some of the area’s most beautiful countryside and surrounded by vineyards and orchards, Thuir is only 10 minutes from Perpignan and the A9 autoroute while the beaches are 15 minutes further; Spain can be reached in just 20 minutes while the nearest ski resorts are only one hour away. An excellent house in a prime location – this property is not expected to languish long on the market.
