Property description
Ref: BR2184
St Andre (Tarn) : Detatched stone-built farmhouse : 222 600 euros
An extremely attractive stone-built farmhouse in very good restored condition set in a terraced garden with stunning views over a valley to the river Tarn, front facing West, in a small hamlet only 2 minutes drive from the river Tarn. 5 minutes from market town of Alban, 25 minutes to Albi and 75 minutes to Toulouse.
The main entrance to the property opens directly on to a secluded terraced rear garden with glorious views over a green valley. Three stone-walled terraces to front and side of the house offer sheltered dining spaces, one with room for a small pool.
The main entrance opens into the living area of 40M square (8.5m x 4.7m approx.), with windows to front and rear. A working open chimney with raised hearth and firedogs gives extraordinary focus to a room full of exposed ceiling beams, stone walls and charming open kitchen area with stone sink and drainer, superb log-fired cooking range, oven, gas hob and extractor all included. To the rear of the kitchen, a pantry offers space for refrigerators and storage.
Past the kitchen a hallway leads to a separate WC and very spacious bathroom, with twin wash-basins in a unit, full-size bath, separate large shower cubicle and plumbing for bidet. The bathroom, with the lounge nearby, have been renovated to provide flat access for wheelchair users. Next to the bathroom is a laundry area with storage.
Past the bathroom, at the front of the house, with doors to a stone terrace, there is a sitting room : 5.4m x 4m, currently clad with wood.
A staircase from the living area leads to the first floor. Off the landing, is the master bedroom with working fireplace : 5.5m x 5m , leading onto its own terrace of 25M square. A staircase leads to a converted attic currently a child‘s bedroom, with Velux rooflights.
Bedroom 2 : 4.6m x 3.4m leads off the landing with a window overlooking the garden and two built-in storage cupboards. An enormous armoire will also remain in situ.
Bedroom 3 : 4.5m x 3.2m currently used as an office, has another staircase into a separate converted loft area of 40M square. At the top of the main staircase is a cupboard, formerly a separate WC which might be reinstated. Both attics have been well converted, insulated and lined and provide normal head height at the ridge, but reducing to the eaves.
Our view of the property: This charming and quirkily typical Occitan hillside farmhouse has been restored and maintained by its current owner (whose family has lived in the property for four generations) with great sympathy for its 18th century origins, all prominent and original peculiarities (such as in-wall cold storage and draught openings (no longer draughty!) highlighted and preserved. A former small wing at the back of the house (still visible in the roof-line) could easily be rebuilt to provide a spacious drawing room or conservatory overlooking the marvellous views from the back of the house.
