Property description
This exceptional property is based in a small hamlet close to the tourist town of Chateauponsac and just a 35 minute drive from Limoges with its international airport.
The sale comprises a 17th century principal house (Maison de Maitre) and a beautiful stone built second house (Maison secondaire). The two properties have been renovated to an exceptionally high standard and no expense has been spared in so far as the renovation materials are concerned, the property simply oozes “opulence”. The current owner has gone to great lengths to preserve as many original and character features as possible whilst incorporating the renovations with immense taste.
Both properties and a substantial barn surround a large cobbled entrance courtyard which leads to a further cobbled courtyard with a pigeonnier, a beautiful covered terrace and a well.
The principal house
In the basement area, as one would expect from a house of this age, there is a spacious vaulted cellar of approx 25m². One enters the ground floor of the property into a stunning high ceilinged dining room (38.87m²) which has a stone floor, exposed oak beams and an immense granite fireplace. This leads onto the delightful fitted kitchen (12.33m²) which is fully equipped. To the other side of the dining room one enters the sitting room/library (50.08m²) which has been renovated onto two levels. The floors are of polished oak and again there are exposed oak beams and the granite fireplace certainly takes centre stage. Going through the dining room towards the staircase, a vestibule area leads to a well fitted toilet room with hand basin.
A long and wide corridor on the first floor with exposed beams leads to all of the bedrooms and bathrooms.
Bedroom 1 (20.34m²) is extremely spacious and is decorated with taste. This room has an en suite bathroom (12.15m²) with bath, shower, hand basins, independent toilet and also a sauna (2.43m²). On the other side of the bedroom there is a mirrored dressing room (5.36m²).
Bedroom 2 (13.92m²) having exposed beams and built in cupboards is situated midway between the other rooms.
Bedroom 3 (15.83m²) has built in cupboards and an en suite bathroom (8.74m²) with bath, shower, hand basin and independent toilet.
The décor is incredibly opulent throughout, even the bathroom tiles were imported from Mexico.
The second house
This property sits just across the courtyard from the principal house. The original terracotta floor tiles have been retained throughout entire ground floor of this property. There is an entrance area which leads to a dining/living room (27.68m²) which has exposed oak beams and a granite fireplace. To the other side of the entrance area there is a large, but cosy, bedroom (31.08m²) with a fireplace and an en suite bathroom (5.80m²) with a bath, hand basin and toilet.
On the first floor there is a spacious area of approx 9m² which could serve as a study and with the exposed oak beams in the walls and ceiling this has a distinct Tudor feel to it.
The main bedroom on this floor (31.4m²) has an en suite bathroom (4.19m²) with bath, hand basin and toilet. The other two bedrooms (10.75m² and 12.95m²) have a connecting bathroom (5.45m²) with a bath, hand basin and toilet.
Both properties are served by a new fuel central heating system, have double glazing and are connected to a septic tank with filtration system.
The out buildings
There are 2 barns (116m² and 30m²), the larger one of the two being able to accommodate 4 vehicles. A cellar/store area is situated at the rear of one of the barns and these buildings extend to a large stone built pigeon loft 9m². There is a further storage area (18m²) and the boiler room (4m²) is attached to the rear side of the main house.
The land
The paved front courtyard area leads to a side paved courtyard area which overlooks the pigeonnier and tunnelled terrace. From here one enters the rear garden and park which has numerous trees and shrubs and uninterrupted views of the surrounding countryside. The overall area represents approx 1500m².
This is without doubt a substantial property that would befit any page in “County Life” magazine and has to be viewed to truly appreciate all that it has to offer.
