The roof is in good condition and was renovated in 2001.

The private garden is secluded and is partly a courtyard wrapping around 3 sides of the property. There is a lawn area at the back and side of the house.
The garden can be accessed from the kitchen, and also a ground floor corridor which leads to a covered seating area.
Parking: There is a dedicated parking space in front of the house.
Heating: Gas central heating which was installed in 2001.
Original features: Excluding the living room, all the windows are original, with internal shutters.
The village of Alas: The house is positioned towards the edge of the picturesque village of Alas which is a popular and busy community. It is a short walk from Engomer with its locally famed cheese factory, post office, tennis courts, school and local bars. Its proximity to Castillon, a larger village with further local facilities (pharmacy, supermarket, bar, hairdresser, garage, swimming pool etc) makes it a popular place to live.
It is also conveniently only 10 mins drive from the thriving and historical market town of St Girons which has every amenity that you could need. The medieval city of St Lizier is also just 15 mins away.
The area of the Couserans is famous throughout France for its cheese production, and its popularity with walkers and those wanting to do outdoor activities such as paragliding, rockclimbing, canoeing, horseriding, cycling etc. The peak of Mont Valier is the 2nd highest in the Ariege and is a perfect spot for walkers. During the winter months, the ski resort of Guzet Neige is approx 45mins drive away.
The village is easily accesible from the UK using flights into Toulouse airport, which is an hour and a quarters drive from Alas. Carcassonne is another alternative airport though the drive is a little longer at approx 1 hour 45 mins.
History of the Property: The house has been used as a family home, and previously as a gite. Its location lends itself to the possiblity of being either a second home/ holiday home, or a holiday rental property. Whilst being in good condition, it would benefit from further refurbishment to reach its full potential.
