FAIRYTALE CHATEAU built in 1851 in the romantic style of the Louis Philippe period is located in a small, but well-serviced village, 20kms North of of Saumur.

Property description

It is constructed from tuffeau stone, herringbone red brick and red enduit (rendering) with elaborate carvings and statues, huge luminous 'oeil de beouf' windows and a turreted tower.

There is a high beamed fitted kitchen, WC, underground vaulted cave including a laundry room, shower room and boiler room. A large 'family' living room with fireplace leading into a 'Grand Salon' with fireplace. From here, through double doors, is a formal dining room with, ceiling features, panelled walls and a bedroom/study downstairs.

A sweeping oak staircase leads to five spacious bedrooms (4 have marble fireplaces), a shower room with WC and a separate bathroom with shower and WC. Above is a large attic that would make 5 bedrooms with ensuite facilities.

The Coachman's Lodge sleeps 14+ and has been tastefully restored with modern conveniences, conserving many original features including the exposed masonry and oak beams. It can be let as one or two gìtes. There are six bedrooms, one of which is ensuite and an additional bathroom, separate shower room and WC (i.e. 3 bath/shower rooms). It is in the same building as The Gatekeepers Cottage, which has high oak beamed ceilings with exposed tuffeau stone and comprises an open plan dining/salon/kitchen with all modern facilities, shower room, WC and bedroom. (Combined the two properties have 7 bedrooms and 4 bathrooms) It can be let in three ways:
- 2 separate gîtes consisting of a one bedroom and a 6 bedroom property
- 2 separate gîtes consisting of The Lodge as a 4 bedroom property and The Cottage as a 3 bedroom property by closing a connecting door
- One very large rental property
In addition, there is also The Gardener's Cottage which sleeps 2-3. It comprises a bedroom, open plan kitchen/living room plus shower room with WC. Outside is a large patio area.

Two further cottages are set in their own private grounds next to the château:
- The Blacksmith's Cottage sleeps 4-6. It has retained many of its original features such as terracotta floors, oak beams and the salon and the kitchen/dining area have huge original stone fireplaces. There are two double bedrooms and a shower room with WC plus a bathroom with WC. There is a terrace and enclosed garden.
- The Stable, sleeping 2-3, is a small country cottage comprising a salon, mezzanine bedroom, shower room and kitchen with a modern facilities.

The complex (including the château) provides luxury accommodation for up to 44 people (more if you develop the attic in the château). The earning potential, including renting the château would be in the region of 100,000 euros per annum.
