A FULLY RENOVATED (TO MODERN STANDARDS) VITICULTEUR'S HOUSE IN ONE OF THE FAMOUS WINE MAKING VILLAGES SOUTH OF THE LOIRE
Property description
A FULLY RENOVATED (TO MODERN STANDARDS) VITICULTEUR'S HOUSE IN ONE OF THE FAMOUS WINE MAKING VILLAGES SOUTH OF THE LOIRE. This attractive five bedroom house comes with an incredibly large barn and 1/2 acre of grounds. It is only 10 minutes drive from two well-serviced market towns and 25 minutes from Angers.
Located in the heart of the Coteaux du Layon wine growing area, the house comprises: an entrance hall with direct access to a large living room (with working fireplace), a fitted kitchen with separate laundry room, two bedrooms (both 12m2), shower room and separate WC.
Upstairs there is a large bedroom (20m2) with a balcony and two further bedrooms, one of which has a separate lounge area and could make a small self contained apartment. There is also a bathroom (bath / shower / washbasin & WC).
The property has been well maintained and has an attractive front garden, large courtyard and a separate garden area /vegetable garden.
Mains water / electricity, a well and a modern septic tank (which conforms to EU standards) plus oil-fired central heating.
The house sits on the edge of a pretty village on the southern edge of the Pays-de-la-Loire region, near the border with Poitou-Charentes.
Located 35 kilometres from Angers and Saumur, in the heart of the Layon vineyards, it is a delightful little village whose main industry centres round the vineyards. This has also been a musicians' village since a brass band was set up there in 1924 by a group of young people who were mad about music, and brass in particular. This tradition is perpetuated nowadays by no less than one quarter of the population playing music.
Over the centuries, this village has been able to preserve its architectural heritage, in particular its castle - an 11th Century medieval fortress, its church, its presbytery, and its tastefully restored old houses. It is just one of the many 'small yet idyllic' villages that you will come across as you visit the Loire valley and the surrounding region.
