 The majority of French property buyers have not been affected by the economic slowdown The FrenchEntrée Property Buyers Survey reveals some interesting trends and attitudes amongst French property buyers.Following a major survey of nearly 700 readers, FrenchEntrée has revealed that over 82% of respondents still regard France as good value for money and only 7% have been put off buying by the current economic climate. However, perhaps the most intriguing trend of all is the fact that, of the 93% looking to purchase or who have already purchased French property, 66% will use it for permanent residence. More than half of our readers are looking to relocate to France permanently for retirement reasons despite the general market situation. The results suggest that the majority have medium-term plans for buying with 68% looking to buy in six months’ time or longer. When it comes to property prices, 76% of participants said that they do not require a mortgage. Forty percent of buyers have a €100,000-200,000 budget, 28% have €200,000-350,000 budget, and 18% have under €100,000 to spend on their French property. Furthermore, 63% of people surveyed said that they will be expecting to get between a 10–20% price reduction when they purchase – this is no surprise given that 67% of respondents’ budgets have been affected by adverse currency swings. Interestingly, only 14% of participants think that obtaining a reduced priced property will counteract the conversion losses of the weaker pound. When asked whether the weaker pound has discouraged them from purchasing property soon, 47% of participants said that it has, but 53% said that they have not been prevented from buying by the currency situation, with some commenting that they have instead had to lower their budget. Feedback from the survey reveals that while many potential French property buyers hope to obtain a bargain property in the current market, others would rather play a “wait and see” game predicting that the market still has further to fall. The overall slow-down in the UK and other property markets has not impacted on the ability of most – 55% – of participants to buy. Nevertheless, it does mean that 45% of those surveyed have had their plans affected in some way; with many participants revealing that their French property buying plans had been delayed only by the sale of their UK home. James Tawton, Publisher of FrenchEntrée, commented: “These results show that many of those financially affected in some way have not abandoned their plans to buy, but have instead postponed them. This is hardly surprising given the series of knock-backs that consumers have received in the last eighteen months.” While the economic downturn and weaker pound of the past eighteen months may have had an impact on personal financial liquidity, to many Britons the poor weather and the rising cost of living provide only more incentive to look at the bigger picture of moving permanently to France, where property prices and the quality of life still prove exceedingly attractive.
