Beaulieu-sur-Mer, translated as ‘beautiful place by the sea’, lies at the very heart of the French Riviera between Nice and Monaco. This coastal village has retained many of its charms and a distinct architectural heritage, which is evident in the elegant Belle Époque-style villas that line the long promenades. This is a prestigious address, frequented in the past by royalty, and a popular high-end resort for holidaymakers with its scenic beaches, palm tree-lined streets and shady parks dotted with olive trees.

The village is set on the sea and is bordered by a lovely marina (which celebrates its 50th birthday this year) and harbour with a tiny fishing port to one side. As you might expect, there is also a myriad of exclusive boutiques and upmarket restaurants to sample which attract an international clientele. The lower part of town provides access to the beaches and yacht marinas, including the charming Baie des Fourmis and the main port, which is one of the most visited on the Côte d’Azur. In the summer months and high season there is a range of night life. Nautical activities abound and there are a number of festivals throughout the year. The village itself has Greek ties and it’s worth paying a visit to the Villa Kerylos, built in the early 1900s as a replica, which in turn inspired the design of the nearby Villa Ephrussi. Villa Kerylos, now listed as an historical monument, translates as ‘Halycon’ – a bird of good omen in Greek mythology, which was thought to calm the wind and waves.

This is an exclusive area and housing is at a premium here. Property styles range from Belle Époque villas to contemporary, luxury pads with landscaped gardens and infinity pools offering superb views over the bay. Be prepared to move quickly if you are looking for holiday apartments or studios, as these are in short supply and are rarely on the market long.

The cultural city of Nice is just 10km away and offers easy access with its international airport and TGV that links local services to Beaulieu-sur-Mer. There is also a number of bus routes linking the seaside resorts along the coast with Nice. With its mild extended climate and year round events calendar, this is also an excellent location for rental investment.
