There are a variety of setups when it comes to acquiring a vineyard property ranging from pure investment and commercial estates to wineries that are geared towards oenotourism. These are often a combination of wine estate with commercial activity, tasting and gastronomic events and converted outbuildings which are used for luxury lettings to maximise revenue income. France is world renowned as a leader in wine production so it is no wonder that French vineyards attract millions of tourists each year. 

Pricing can start from as little as €500,000 to €1 million upwards and increase depending on production yields, label and if there is a château for example that is attached to the wine estate. However, pricing varies considerably by region and depending on ratings, with the most expensive vineyards typically to be found in Provence. Bordeaux is probably the most famous region for wine production and it has the highest number of classified wines and the most expensive.

TIPS FOR PURCHASING A VINEYARD IN FRANCE

  • Choose the region that you are going to purchase your vineyard in carefully. This of course will also determine the type of wine you will be producing. It is becoming increasingly difficult for buyers to acquire wineries in Burgundy as there has been a rich heritage of wine production here and the community of vignerons  regularly protects against investment of new vineyards from foreign buyers.  The SAFER (Société d'Aménagement Foncier et d'Établissement Rural), a goverment body responsible for overseeing agricultural commercial ventures, is also very supportive of keeping this community alive and will usually pre-empt any sales.
  • Consider the time it takes to develop a vineyard from scratch - it can take several years for vines to produce a viable crop so it is usually a more feasible option to purchase a vineyard that is already established with an existing team in place, including the machinery.
  • Ensure you have researched the credentials required for running a commercial vineyard and your responsibilities as an employer. You will need to apply to the Chamber of Agriculture and, if you are not already registered as a wine maker in France there will be additional formalities that the Notaire will advise upon. There are specialist notaires in France, Jurisvin, who specialise in vineyard transactions.     
  • Think carefully about what you intend to do with the wine. Will you be exporting, distributing locally, running wine tasting events and/or combining a lettings business alongside the vineyard? A clear business plan and marketing strategy is imperative.
