Le Phenix lives up to its name “ rising from the ashes.” The house was burnt down
to three walls in 2001 and Tim and Ally Hewettpainstakingly rebuild it to its wonderful
high finish in 2003 and opening its doors to conferences and Seminars to many Multinational companies in 2004.
The house has been thoughtfully designed so that it can operate as a Boutique Hotel,conference centre or a Gite, allowing 7 bedrooms in the east Wing to be let as a (Gite)house during the summer period of July and August
This is a wonderful opportunity to purchase a Multi purpose Family house that can beused to provide an additional income to those who want to be involved in the localarea that currently lacks any quality accommodation, but within 5 km of a reasonablesized Town and 35 minutes from Toulouse by car.
The house stands in its own 15 Ha of Woodland and fields land wrapped around thehouse. The majestic cherry and Mirabel tress flowering early followed by the pear,nectarine, peach , plum and apple trees in quick succession.

The pool area is about 200m2 and fenced. We had a planning permission in 2003 for a outbuilding of 16mX8 Single storey which we have not built.
The House lends itself to a family holiday home that has seen my generations of
families staying at the same time over the last nine years. Its peaceful location nestled
between fields of sunflowers and linseed covering the surrounding undulating hills.
Views of the Pyrenees can be seen on clear days from the tops of these hills and in
Winter it encourages day trips to the Ski stations that can be reached in 90 minutes.
The Mediterranean can also be reached in less than two hours and driving on the
French AutoRoute makes the journey seem very short as one is always able to drive
at 130kmh!
The local Town of Rabastens 5km has a very active community and has two primary
schools and two colleges. It has three supermarkets, three boulangerie, and anumber of bar and restaurants and take away food outlets.
Its Saturday market is well attended by locals as well as those from Toulouse whocome to buy the locally grown fruit and vegetables.
Larger towns of Gaillac and St Sulpice are within 15 minutes of Rabastens, whichhave clothing shops on top of the normal supermarkets.
There are quite a number of English in the area, many married to a French person.
The English are well accepted in the community, which has a very active AdultEducation association that covers languages and arts and is well supported duringthe weekday afternoons and evenings.
Rabastens has a well renowned Wine cave that people from the region come to visit and taste and buy the local Wines. Gaillac Wines are one of the oldest vineyards in Franceand have a good reputation.
The house would ideally suite anyone who has the income to live here andsupplement their income with any combination of activity. Le Phenix is being sold as a family home that gives a choice of lifestyle, which can be determined by the newowners.
