Moulin de la Prade

In its green setting in Salles, a former stonemason's village, located between Cordes medieval village and Albi, listed as a UNESCO World Heritage Site, the Prade mill, built at the end of the 18th century, has been carefully renovated. Formerly a flour mill on the banks of the river surrounded by 3 hectares of meadow, century-old trees and numerous fruit trees. This environment laid out as a flowered garden, meadow for horses with stable and installed electric fence, swimming pool withtechnical room in a Toulouse dovecote design, a bread oven/pizza brick built barbecue, provides an atmosphere of serenity. A well with pump provides water for irrigation and feeds a fountain.
Access to the Mill is via an electric gate controlled by radio intercom remote control and a gate allows access to pedestrians.
The Mill has a triple exposure (East-South-West) with an authentic sundial on the facade. After crossing the terrace, you enter the house whose entrance has a signed stained glass window.
You then arrive in a large fitted kitchen with a pantry and a bathroom. You enter the living room with fireplace with a POLYFLAM recuperator system that can heat a large part of the house. Oil-fired central heating can also take over.
Domestic hot water is provided by a 300 liter solar water heater
On the same landing you will also find a TV lounge with a wood stove with heat recovery.
Upstairs you will find three large bedrooms, one with a shower room, another with a large dressing room, and the master suite with a large bathroom.
A large library office can be divided into two to create an additional bedroom
Outside you find a workshop and a shelter for two cars
Through a separate entrance, you access an apartment with exposed beams, a large living room, an open fitted kitchen, two bedrooms, a bathroom. This apartment has reversible air conditioning.
No work is to be expected, the French authoritiesclassifies the mill as "energy efficient", the diagnoses revealed neither asbestos nor termites.
Sanitation by planted filter is new (2021) and is classified as compliant by SPANC(French control authority for sanitation systems)
The mill has a wireless alarm, high speed internet and optical fiber is in the immediate vicinity. The property is supplied with triphasicelectricity.
The Cérou river allows fishing (trout and crayfish) hiking trail in the immediate vicinity.
