L’ECRIN BLANC’s LMNP/LMP - LEASEBACK Premium package :

L’Ecrin Blanc’s premium “leaseback package” is particularly atractful :                                                            

 

  • The investor receives a monthly rent for eleven months of the year.
  • The remaining four weeks, he and his family or even relatives, can personaly use the furnished property with all the numerous high quality facilities offered
  • The four chosen weeks, must be spread over two separate periods, two weeks in high season and two in lower season.  There is however no obligation whatsoever to use those weeks, and one may instead chose to continue renting the property, and generating an income.                                                                                                                                                       

 

In adition to the practical side of this formula, are interesting fiscal aspects :

 

  • Being sold totally furnished these flats qualify for two flexible and advantageous tax regimes, Non-professional furnished landlord (LMNP - Art. 156 du CGI) or “professional furnished land lord” (LMP) this second option is however less frequent.
  • If the property qualifying for LMNP/LMP scrupulously respects the conditions edicted by the french tax authorities , the rent will not attract any tax, neither income tax or social tax, and thus up to thirty years.
  • 261 of the french CGI also stipulates that where property qualifies for these regimes, it also benefits of VAT excemption.
  • Last but not least, Leaseback, and LMNP are compliant with the non french resident status.

 

To resume :

  • the LMNP formula which l’Ecrin Blanc qualifies for, will avoid futur owners paying income tax and social charges on the rent, even if they are non resident
