Situated in the heart of southern Burgundy, in a farming hamlet just a few minutes? walk from the friendly village of La Guiche. An ideal base from which to discover southern Burgundy, the house has had some recent renovations by an architect whilst keeping much of its original character. It has been maintained in good condition and offers comfortable accommodation for a small family or 2 couples. Immediately habitable as a holiday home, it would benefit from some modernisation for a main residence.
La Guiche is just over a kilometre from the house and has a small shop selling bread and some groceries, a restaurant and an indoor swimming pool. A modern supermarket can be found at Saint Bonnet de Joux 10 minutes? drive away and Montceau is about 20 minutes? drive. The surrounding countryside is a paradise for nature lovers with fields, woods, streams and lakes with far-reaching views. Note that behind the property is a working cattle farm with daily activity, although not a great nuisance.
From the garden gate, the house is accessed up some stone steps into the kitchen, which is simple but functional. The central dining room leads on one side to the first bedroom, with built in storage cupboards, and a shower room with WC, lit by an imaginative sun tube, and to the far side to the salon with stone tiled floor and fireplace. The salon has two French windows leading to the 25 m2 glass veranda with sun in the morning and an electric blind to protect it on hot days. This is an ideal place for sharing meals with friends and family and opens directly onto the lawn area. An attractive wooden spiral staircase from the dining room takes you up to a mezzanine area. To the left is the second bedroom with plenty of built in cupboards under the eaves and to the right is a large bathroom with bath and WC and storage in the loft space on either side.
The upper floor has velux windows with convenient electric shutters and is insulated, although the beams have been left exposed to keep its character. The lower floor has single glazed windows and is well heated by an oil central heating system with the boiler replaced in 2009. The roof is in very good condition.
The garden has a nice flat lawn area with views over the rolling countryside and stone steps leading down to a lower area with shrubs and trees giving access to the cellars and boiler room. There is also a bread oven is in good working order.
The house is connected to mains drainage and has good internet connection.
