Ref.4193: Listed Manor house for sale, at less than 20 km from the beaches.

Set in the heart of rolling, wooded bocage countryside, this 16th-century ISMH manor house is just a few kilometres from Coutances cathedral. It benefits from all the services of this historic town, seat of the sub-prefecture, the court of assizes and the bishopric. The first shops are accessible to 5 km. The train station linking Coutances to Paris is 7 km away, and the motorway 45 km.

The 16th-century Manor House has retained many of its original features, which still give it its character today. It is flanked by two towers at opposite angles on its north-south diagonal, which provide better surveillance of the Manor's 4 walls. The gun pits, which have been preserved, bear witness to their defensive role. The Manor House has been altered but has retained its old mullioned windows, former latrines, vaulted cellars and dovecote in the south tower. The distinctive veining of the local stone gives the building its charm and authenticity.
Access is via the west-facing porch, and the entrance offers a wonderful view of the stairway with its two parallel flights separated by a solid wall. The interior layout features overlapping levels:
To the left of the entrance hall, a few steps lead up to the terracotta-tiled lounge, adorned with a very beautiful monumental fireplace and exposed beams.
To the right, a few steps lead down to the tiled dining room with its large fireplace, and to the kitchen housed in the tower. Two doors to the west and east provide access to the garden.
The first floor has the same overlapping levels:
Above the dining room, a comfortable bedroom with terracotta floor tiles and en-suite shower room in the tower.
Above the lounge, a bedroom with parquet flooring, shower room, dressing room and a charming boudoir in the tower.
Second floor:
On the dining room side, a bedroom with terracotta floor tiles, bathroom, former latrines and access to the dovecote in the tower.
On the lounge side, an attic bedroom with parquet flooring.
Attic
Basement: 3 vaulted cellars.

There is approx. 250 sqm of living space.

The outbuildings include:

Large utility room.
First floor: mezzanine and two large bedrooms.
A thatched wood shed
An old farm building with :
2 garages
Workshop
Various sheds
A wood shed in the grounds.

The 5,68 acres parklands are planted with beautiful ornamental trees and include lawns, meadows, an orchard (apple, pear, cherry, walnut, quince) and a vegetable garden. There is also a 1400 sqm pond. A small river meanders through the lush vegetation, giving the property its romantic character.
