Gîte Businesses for Sale

Since 2003, FrenchEntrée has assisted international buyers to purchase property in France. The most common project is the search for a property which can generate an income and the most popular of these properties is the gîte business. The word ‘gîte’ literally translates as ‘cottage’ in French but this term has now been used to include lettings properties and rental properties for sale, usually offering self-catering accommodation and holiday accommodation that is independent from the main residence or owner’s property.

We cover the majority of France with our network of partner agencies and the most popular tourist areas of France. FrenchEntrée has an extensive number of listings for sale ranging from established gîte complexes for sale to up-and-running gîte businesses for sale with the potential to develop further. The traditional farmhouses for sale in France make ideal properties for developing into lettings accommodation as they often come with a number of outbuildings which are ripe for conversion. In the north of France, particularly Brittany and Normandy, it is common to find longères with attached converted barns built in the local half-timbered style. It is important to factor in the potential requirements of holidaymakers to France who will typically prefer the more traditional character properties.

There are also properties will have been converted to include annexes attached to the main house and there are also some interesting projects for sale which include converted pigeonniers that are used for guest houses. Larger scale properties for sale may also include caretaker’s cottages and maisons d’amis that are used as guest accommodation.

TIPS FOR PURCHASING A GÎTE BUSINESS IN FRANCE

  • Take care to research the income you will need to produce and manage expectations. Are you looking to run holiday lets to cover the running expenses of your property or are you looking at it as a main source of income? Whilst some gîte businesses can produce high turnover, the rental market in France is highly competitive and there are a number of factors to consider to ensure a successful business.
  • In order to have a succesful gîte complex, we advise aiming for a minimum of three gîtes to generate a solid income. However you should take time to research the local market as, in a sought-after area a property with one large gîte may command the same rental yield as a gîte complex with several rental units in a different area.
  • If you are dependent on obtaining financing for your project then you should research options and prequalify for a mortgage from the outset. French banks typically expect you to prove the continuation of existing forms of income as, in the case of gîte businesses for example, the potential income generated from the property itself is not always considered to be sufficient.
