Kitchen facilities
The large Kitchen dining area is well euipped and newly fitted out. It has a large dining table seating 12. Two highchairs are available for use as well. We provide a sterliser for baby's bottles. A utility room at the back of the kitchen has a washing machine, dishwasher and large fridge freezer. There are 3 doors overlooking the rear terrace and stream and double doors leading to the large outside eating terrace.
External facilities
Le Peyrat is positioned in large mature gardens with a private securely fenced heated pool.
A boules court in the garden, is a fun way to try your hand at the French favourite past time. A small children'ss play area with swings and sandpit, perfectly situated in a shady area of the garden with beautiful views of the village.
The large eating terrace overlooks the gardens and childrens play area, there is seating for 10-12 adults. A BBQ area is separate and has additional seating.
Special features
Le Peyrat is particularly comfortable for families with young children. There is an area for the children to play and relax. It has a small TV/DVD player, DVD's available to watch, and a good selection of toys, books and games. It is ideal when the weather gets a little hot for your children, you can still enjoy relaxing outside. The house is fully equipped with stair gates, high chairs, changing mats, cots, cotbed , a steriliser and intercoms for the bedrooms.
A local French chef is available if required to prepare the local cuisine, at the property. He specialises in alfresco dining, and has a number of menu options available.
If you have a special occasion or just would like a pampering on your holidays, a local Beautician is available to visit the house, for massages, facials, etc.
Wine tasting tours can be also organised, these are a fantastic insight into how the wine is produced, and of course taste the final product!!
Local activities
The Dordogne is renowned for its wine, food, climate and history and Le Peyrat is perfectly situated to sample them all.
The historic towns of Bergerac and Perigueux and famous vineyards of St Emilion are all within a 35 minutes drive Or if you want to venture further, the exciting city of Bordeaux with its beautiful architecture and fabulous shops is 50 minutes drive. Or if you fancy a lazy day in the sun, Le Peyrat is 5 minutes from the picturesque Lac de Gurson, a beautiful large man made sandy beach set among forests ideal for swimming. It boasts bars / restaurants, equestrian centre, boating, fishing and a large water chute for the children. Shopping in the bustling markets is a must there is a market on every day in the local towns. We are nestled between two rivers the Dordogne to the South or the Isle to the North, both offer canoeing, fishing, and various other activities. There are two fantastic 18-hole golf courses within 30 minutes drive of house.

Location
Le Peyrat is ideally situated on the edge of a typically French village, with uninterrupted views of the surrounding vineyards and forest. The village boasts a superb bar and restaurant, ancient church, village shops and tennis courts all just a 5-minute stroll away.
Le Peyrat is 5 minutes from the picturesque Lac de Gurson, a large sandy beach, it has bars / restaurants, equestrian centre, boating, fishing and large water chute for the children.
Shopping in the bustling markets is a must.
Living rooms
Le Peyrat has been extremely tastefully renovated, many of the original features have been maintained and it has all the modern comforts.
The property is spacious, there are five well-apportioned bedrooms with en suites, a sixth bedroom for the children with changing facilities, and cots are available. The living area is centred on a beautiful open minstrel gallery, Louis XIV style, with a stunning chandelier. There is a large well-equipped kitchen and dining area opening onto a terrace with a stream running beneath it, ideal for relaxing. The large lounge living area is light and airy, overlooked by the upstairs gallery, with satellite TV / DVD and a small area for the children to relax and play. French doors open onto a large terrace with a barbecue, overlooking the pool, mature gardens and children's play area.
Bedrooms
Bedroom 1. A large well-apportioned bedroom, with en-suite bathroom with shower, situated on the ground floor, with a double bed.
There are 5 bedrooms on the first floor
Bedroom 2 & 3 are both large bedrooms with fitted wardrobes, double beds with en suite shower, toilet and sinks. Both of these bedrooms have the space for additional cots if required.
Bedroom 4 again a bedroom with en-suite shower, toilet and sink a little smaller the other bedrooms also with a double bed, it is well-apportioned with plenty of storage.
Bedroom 5 has two single beds, with an en-suite bathroom with bath. All en-suite bathrooms have heated towel rails, and towels are supplied.
The 6th bedroom is a smaller bedroom with a cot and cot bed. The bedroom is well equipped for young children, a changing station, baby monitors, toys and books, playmat for babies, and baby chair.
The property only sleeps 10 adults + infants.
