Summary
This ancient priory has been converted in to a spacious and characterful family home, with large gardens, swimming pool, outbuildings and a second entirely independent property.
Property description
Situated in a village with amenities in the heart of the premium Cognac producing country known as the Grande Champagne, this property is located adjacent to the Church, hinting back to its roots as a priory.
Main house
One has a choice of entries to the property, the more formal being to enter directly in to the double-depth Sitting room / Dining room (61 sq m), with its imposing period fireplaces at both ends, terracotta floor tiles and exposed beams and stonewalls. A door leads from here to the kitchen (22 sq m), also with terracotta floor tiles, fitted units, room for a dining table and a door, which leads out to the rear of the garden. From the kitchen you can also access a second, smaller sitting room (26 sq m), which has stairs rising to the first floor gallery landing.
There is also a ground floor WC with washbasin, and a boot room that doubles as a boiler room for the central heating, as well as a less formal entry.
First floor
The first floor gallery landing is easily large enough to accommodate an office or reading room, and in turn gives access to rest of the 1st floor accommodation. The gallery leads along three sides of the house, on the third side there is access to a double bedroom (10 sq m) with adjoining shower room (7 sq m). An inner hallway then leads to the three further bedrooms (20 - master bedroom, 21.5 and 13.5 sq m) all with views overlooking the garden and countryside beyond. The master bedroom has a stone fireplace easily as spectacular as those seen in the reception room, whilst the en-suite bathroom offers a touch of luxury, thanks to its size, at 16.5 sq m it is easily one of the largest I have seen.
A door from the gallery opens into an additional room; at over 100 sq m it appears to have been a dormitory for the original inhabitants, and with a little imagination could be something very special indeed. This room is also has access to the master bedroom's ensuite bathroom.
Second house
The second property has been created from a former outbuilding, the conversion works have all been carried out by local artisans within the last 5 years, and as such carry the remainder of the 10 year guarantee.
Entering directly into the open plan reception room (40 sq m), with fully equipped and fitted kitchen, there are clearly defined areas for dining and relaxing, there is a wood burning stove and glazed doors that look out to the gardens. To the rear of the reception room is a pantry/utility room (4.5 sq m) and a cloakroom with WC (5 sq m).
Stairs rise to a mezzanine (11 sq m) that gives access to the bedroom (10 sq m) and it's en suite bathroom room (7 sq m) with fabulous vineyard views. There is also a second room, currently used as a private gallery with a surface area of 81 sq m, with very little extra work; this space could offer further bedrooms and bathrooms.
Externally
Adjacent to the second house there is a small barn of 80 sq m of which, the gallery room already occupies the first floor. Opposite from the second house is a much larger outbuilding (190 sq m), currently used as garage and wood store.
Below the former dormitory there is a vaulted cellar, plenty large enough for even the most enthusiastic of wine collectors, and due to its being semi subterranean, maintains a steady temperature all year round.
The swimming pool is located to the front of the main house, with its own pool house and pump room, and is extremely private as the original fortified walls enclose this part of the garden.
The two properties occupy a plot of around one and a half acres; laid mostly to lawn, with ample space between them so as to give each dwelling its own space and privacy. The utilities are also separate for each property, making it an ideal proposition for two families, or even for one property to be rented out.
