Origins dating back to the eighteenth century, this former small French farm comprises 3 buildings. Farmhouse, converted cottage and outbuilding.
Sarlat de Caneda is the capital city of the Perigord Noir famous for it's fine french cuisine and busy colourful market days where the cafes and restaurants overflow onto the paved narrow streets with their talbes and chairs. This small city is a world heritage site with over a 1000 years of architecture held within its beautiful timber framed and stone constructed town houses set within a maze of alleyways.
The property is set on the edge of Sarlat, within a 10/15min walk from the Medieval centre yet overlooking a quite wooded valley.
THE FARMHOUSE
The main house has been formed by the conversion of a former stone barn and attached maison. The farmhouse has been re-roofed completely providing accommodation in the roof space. The accommodation at ground floor comprises open plan kitchen diner and lounge with woodburning stove. The 3 yr. old kitchen has a modern "arthur bonnet" installation with integrated units inclusive of " 6 burner smeg" cooker and "ariston" 2 drawer fridge. There is a rear lobby serving a Utility Room housing the gas fired c/h boiler with separate WC. In addition there is a ground floor fully tiled bathroom off the same lobby comprising vanity unit and bath.
An oak staircase rises from the lounge area and serves a large landing at first floor. There are 3no. large double bedrooms with dormer window to each, together with a separate WC and shower room at this level.
THE COTTAGE ( GITE )
The adjacent newly converted stone cottage (gite) has been operational for two seasons. The cottage is on two levels with the entrance arriving at the upper level comprising kitchen/dinner/lounge with two bedrooms ( one double and one single ). A timber staircase leads off the kitchen/dinner to the lower ground floor level which provides a lobby area serving a double bedroom and full high quality bathroom including walk in shower, bath, WC and large wash hand basin.
There is an elevated south facing terrace adjacent the cottage entrance overlooking the wooded valley. Under the terrace there is a carport serving the gite. In addition there is a further enclosed BBQ terrace for cottage use.
There is a newly installed heated swimming pool (3 yrs Septemer 2008) situated between the cottage and farmhouse which provides a secure private courtyard served by 3 gated entrances. The salt pool has an air to water heat exchanger which allows the pool season to run approximately from April to October. Set within the courtyard is the pool plant room which also provides a storage area. The pool installation complies with the latest French legislation on safety requirements.
THE OUTBUILDING
The block constructed outbuilding comprises two sections. An enclosed storage area with an attached open fronted section. This is currently used for general storage and dry log stacks respectively. The building is served by power and water. This building has the potential to be re-modelled/converted into further accommodation for the farmhouse or additional accommodation for a second gite.
The gardens are primarily laid to lawns with the perimeter boundaries being fenced with part high hedging and new lower hedging planted by the current owners. There is a small orchard with a variety of fruit trees where a new constructed childrens' play decking area has been created. In addition there are a number of cherry, sweet chestnut and walnut trees which are typical for this region.
There is a gated entrance off the residenial lane serving the property with ample parking for both the farmhouse and cottage.
In total the grounds extend to approximately 3400m2. The habitable floor area of the farmhouse and cottage is 228.00m2 + outbuilding 147m2.
The gite has now been operating for 2 seasons ( commencing March 2010 ). Currently the gite is advertised through 3 holiday letting websites and has been very successful. There is an independent website that is available to view on www.sarlatgite.com
