Ground Floor: Living room (18,63m2). This room is very popular with the guests. It is comfortably furnished and, as in Gite 1, has a nice new fitted kitchen and part tiled walls. Stairs lead to the first floor.

First Floor: The stairs lead into the double bedroom (11.75m2) which has a large window opening directly into the garden. There is a shower room with shower, hand basin and loo.

Outside: There are numerous outbuildings around the gravelled courtyard. Adjoining the main house there is a garage/workshop and adjoining Gite 2 there is a second garage/woodstore. Facing the existing gites, there is a run of buildings which include a large barn which is the full height of the building, an adjoining small 2 storey house to completely restore and, beyond the small house, a further old stable with an attic.

Most of the land is behind the main house and runs down to a small stream on one of the boundaries. There is plenty of grazing for a pony. This is where there is the vegetable garden and the large above ground swimming pool which conforms to the current safety regulations.

Services: Mains water and electricity. Well. Heating to the main house is provided by the wood powered central heating. In Gite 1 heating is provided by the wood burning stove and electric convectors and in Gite 2 by electric convectors only. Broad band computer access. Drainage: we understand that there is a septic tank with soak away to the main house and a sealed septic tank for the gites. The system needs to be revised to meet the new drainage regulations.
