Property description
A warm, cosy, bright south-facing cottage, with central heating and double glazing. The property has been extensively modernised throughout, with new roof, double glazing and re-pointed all to a very high standard and so no updating is required. It has a large new double glazed south-facing porch.
The living area of our traditional French cottage has wood beams throughout, with rich, russet tiled flooring covering the living and kitchen area. The log burning stove in the open fireplace provides great warmth and a focal point for winter evenings. Logs are easily available from the orchard of fruit trees in the grounds.
The white farmhouse kitchen is fully equipped with an electric oven, hob, fridge and dishwasher. There is also a good sized washer-dryer.
There are 3 bedrooms in the cottage. The double bedroom en suite is downstairs off the living room. It has recently been completely refurbished and upgraded with a new, larger en suite and modern shower. The ceiling has been raised to give a greater feeling of space and reveal the ancient oak beams. There is a traditional oak floor in the bedroom and the whole extension has a new roof.
The cottage has full central heating with radiators in each room. This makes it warm and comfortable even in the middle of the mild Normandy winters. There are views to the side and front of the downstairs bedroom, over our secluded orchard grounds.
Upstairs are two other double bedrooms with original stripped wooden floorboards and a family bathroom. The larger high-ceilinged bedroom shows all the beautiful ancient oak beams in the roof. In 2010 when the roof was replaced a new dormer window was installed in the front bedroom which makes it more spacious. Both rooms have good views over our orchards and the larger room also has views across the countryside to the rear.
Outside: Walking through our new double-glazed porch, on the south side of La Tullerie, is a private walled patio perfect for relaxing meals. There is ample parking space in the grounds.
As the property is fenced it is safe for children to play. You can also stroll in the orchard and eat the fruit - apples, pears, cherries, plums and peaches.
Walk up the hill from the cottage along the quiet country lane and you are in magnificent, extensive beech woods, overlooking beautiful rolling countryside, perfect for walking in the cool shade, or mountain biking. In the other direction there are two safe open air swimming pools and a children's pool, with life guards, tennis courts and a park with a lake all within 10 minutes walk or 3 minutes drive from the cottage. The quiet lake is ideal for family walks or picnics. Also within 10 minutes drive there are specialist fishing lakes en route to Avranches.
