EXTERIOR
The property is over 200 years old but has been rebuilt and refurbished internally over the last 20 years. The house is immediately habitable with no major issues, it is an ideal home or holiday home. A small private road leads down to the front of the house (3 faces) and two small garden seating areas with flower beds. The house is typical of the Catalan area with small footprint but quite tall. The house is spacious given the footprint and habitable space which only takes into account actual room space, no stairs, landings, bathrooms, ensuite areas or mezzanine areas. The roof is slate of the teardrop variety. The walls are 1 meter thick granite at the ground floor level. All doors and windows are double glazed and security shuttered. The village of Rouze has a Post Office, a Bread Shop and a Restaurant/Hotel are in the next village of Mijanes, 15 min walk or 5 mins by car. The main village of the Canton of Donezan is Querigut, 10 mins by car where you find a Pharmacy, Doctor, Supermarket, Hairdresser, Tabac, Petrol Station, Butchers and Restaurant/Hotel. The Canton also provides a free communal outdoor swimming pool for those hot summer months (yes this village boasts a mediterranean climate) and Rouze has its own free communal tennis court. The Ski Station of Mijanes is just 10 mins drive, we drive home for lunch and with a ski pass from just €17 per day it makes skiing affordable (cheaper for the week or €180 for the season). The Neige Catalan ski area (9 resorts - Puigmal, Cambre D'aze, Font Romeu, Pyrenees 2000, Formigueres, Les Angles, La Quillane, Puymorens, Puyvalador) begins a half hour drive away.
Carcassonne (Ryanair) is 90 mins away (€16 flight from Liverpool Feb 2012) as is Perpignan (Ryanair) and the Med Beaches.
In summer there are wonderful walks, treks, camping, horse riding, mountain biking and climbs. Roc Blanc (2500m) is a half day walk from your doorstep! This is in the heart of French Catalonia and the Cathar region and until the Treaty of the Pyrenees the house would have been in Spain. The Cathar Castle of Usson is a short half hour walk down the valley.
