Property description
Our sprawling recently renovated stylish country home on village edge near popular lakes for swimming, fishing, sailing and restaurants for eating and drinking is now available for the next lucky person to buy and enjoy !
The house with its 9 bedrooms, 7 bath/shower rooms, 4 receptions, 2 kitchens, games room with original wine cuves, 75 sqm solar heated pool, numerous terraces, summer kitchen, walled and private gardens and play area is great for a large family home or groups of family and friends to holiday together. Ideal rental opportunity with the bonus of being able to make the second floor totally self contained (has it's own entrance to front garden) enabling you to rent out to varying group sizes all year round. There is also an enormous attached barn, more like a hangar really which could be taken down and the site used to either give an fabulous garden or to build either one or two houses. The Maire has already given his approval and we have architect drawn proposals for this.
The house, Les Jongleurs, sits just near the border of the Aude with the Ariege about 20 minutes drive from the medieval town of Mirepoix, 30 minutes from the bustling home of the blanquette market town of Limoux, 50 minutes from the UNESCO world heritage site of the Cité at Carcassonne and 40 minutes from the cosmopolitan town of Foix, capital of the Ariege. You are spoilt for choice with lakes and rivers for rafting, sailing, fishing and swimming; mountains for climbing, abseiling and skiing and plateaus for cycling, walking and just watching.
The village itself, Sainte Colombe sur l'Hers is very pretty and well maintained. It has tennis courts, a covered boulodrome and a large village park which happens to be opposite the house and is used each year during Fete time for the wonderful spectacle of Piscine Rugby ! There is also a camp site, newly refurbished village shop selling amongst other things bread, cheese and wine, oh and it also houses the post office and last but not least, the popular family restaurant Chez Esme who also caters for any village function (of which there are many)! All of this is within easy walking distance of the house.
Talking of walking let me take you around the house ............. you enter via the covered porch and through the original 1930's doors into a long and spacious hallway with original floor tiles, moulded ceilings and door to rear gardens. To the left is a large and comfortable fitted family kitchen with a door out onto an enclosed east facing courtyard. To the right is the fabulous dining room with art deco ceilings and trompe l'oeil painted wall. Moving down the hallway to your left is the tranquil sitting room with chestnut flooring, fireplace and windows to the courtyard; to the right and next to the main staircase you go through to the enormous games room with three original wine cuves, w.c., utility area and door through to staircase leading from second floor separate entrance opposite door out to sunny south facing rear terraces and garden. Back into the main hallway the last room on the right is the day room with fabulous ceilings and colourful floor tiles and french windows to the terrace.
The staircase to the right in the middle of this hallway is wooden and imposing and leads up to a bright and spacious first floor landing with window seat to the rear overlooking pool and gardens and to the front a large balcony enabling you to sit quietly and watch the world pass by. There are four bedrooms on this floor, all double in size with high ceilings and one with a fireplace. Three of them have ensuite shower rooms (one sunken) and one with spa bathroom opposite. The staircase then takes you up to the second floor which can be closed to make it totally separate and private. This floor with its original beams makes a two (doube) bedroomed apartment both of which have ensuites, one shower and one bath room. The living area has been set out to incorporate a kitchen with all appliances, a dining area and a sitting area. It has the feel and appearance of a 'loft style' apartment, bright and airy. Leaving here and heading back to the main staircase you go up just one more flight of stairs to our specially created, just for children (although the grown ups love it too) floor. There is a single bedroom (although you can fit two beds in it) a shower room and two inter-connecting large rooms that at present have two beds in each but would take more. In fact quite often do with extra mattresses on floors !
After all that house viewing it's time to head out to the rear garden for a glass of wine in the sunshine. The garden faces south and is both fenced and walled. There are two large terraces running along the width of the house and two lawned areas beyond them before the fenced gateway leading to the decked pool area. This is a substantial pool being just under 10 metres in diameter (it's circular) with a central diving pit of 2.1metres. It's solar heated with this being hidden behind rear fencing and the jacuzzi filtered pump is housed to the rear of the decking. There is a large surrounding decked area designated for lazing about on sun loungers and a table, the base of which was made from a pear tree that just had to be removed because of fitting the pool !
Going back out to the lawned area and down some steps you pass through the summer kitchen with sink and fridge etc., and then to the children's play area with swings and slide and room for a trampoline ! From there you will see a door with a 'Please Open' sign painted on it ... through there is the most tranquil and delightful of gardens made by removing the roof of a barn and planting shrubs, plants and olive trees. Ideal for some peace and quiet and loved by all ages.
To the front of the house are numerous flower beds and shrubs and a large parking area, in front of the barn can park many cars. The barn itself is approximately 400 sq m and has many large timbered beams and hundreds of old tiles on the roof.
We know that whoever buys this house will love it and it is with a degree of sadness that we are leaving it but family calls and back to the UK we are going.
