Home of crêpes, Fest-Noz and the pink granite coast, Brittany has long been a place of interest for those wishing to explore one of the most verdant and natural regions that France has to offer. Although calling attention to Bretagne and its enduring popularity as a buying hotspot may seem slightly obvious, the area in and around Lac de Guerlédan is certainly worth a mention.

Situated on the border between Côtesd’Armor and Morbihan (the border actually runs through the middle of the lake), the area is right at the very heart  of Brittany. Despite its central position, the coast remains less than an hour’s drive away in both northern and southern directions. The lake is the largest in Brittany, at a size of over 4km2 (just under 1,000 acres) and as such proves a draw for locals and visitors alike, offering a variety of watersports to take part in, not to mention boating and fishing.

Around the lake, there are plenty of trails to explore, with various heritage sites dotted around, as well as small villages and hamlets offering great views and an excuse to take a moment’s rest. Nearby towns such as Pontivy, Gouarec and Mûr-de-Bretagne are lively and active year-round, with plenty of cultural and gastronomic diversions to keep visitors occupied.

Properties in the area remain affordable and an attractive proposition for buyers either wanting a scenic landscape on their doorstep, or the more business-minded with a view to generating income from a region where there is plenty for visitors to see and do.

Prices for well-maintained, three-bedroom properties close to the lake and comfortably sized for families or groups start at €100,000. A budget of €200,000 and upwards provides gîtes, outbuildings and additional land. As for travel links, the region has several airports with international flights to choose from (such as Dinard, Rennes and Brest), as well as major ferry ports along the coast, including Roscoff and Saint-Malo.
