Looking for the gîte business of your dreams? Look no further…

January is often a time where we make big plans for the year ahead. We recalibrate after the Christmas break and make our New Year’s Resolutions. If one of your wishes for 2020 was to buy a French property with significant rental potential we might just be able to make it come true…

This traditional converted stone farmhouse was originally built in 1870. It blends original character with modern, clean lines. The current owners, Nick Adams and Sue Comaish, renovated the property themselves, using their experience in the tourism industry to customise the work. It also helped that Nick has been a French registered architect for 20 years. Through careful consideration the property and the barn conversion respond to practical issues relating to running a successful gîte business as well as guarding private space for the owners. There are 8 double bedrooms (3 for the owners) 7 bathrooms (6 ensuite and one family) and an impressive art studio and a huge kitchen perfectly suited to communal dining. A covered terrace links external space to a large south facing pool with valley views. “During the day it’s a perfect spot to observe buzzards, at night it’s a stargazing heaven”.

“The maximum number of rooms before a place is classified as a hotel is 5,” Nick told us, “Our goal was to create a flexible space which could be a large gîte in the high season to sleep 10 with specialist holidays such as art/cycling or walking in May/June and September/October.”

Nick and Sue took on this property to accommodate their family, and their horses, and to grow their own food on their 9 acres. After 20 years living and working in rural France they are looking for someone with similar vision and values to take the reins.

The property, set in the apple-growing area of the Gâtine, is situated around an hour from Poitiers and La Rochelle airports.

This property provides the option of an idyllic rural setting and a significant revenue. The current high season rent value for the barn is £2250 per week, and the Chambre d’Hôtes £850 per person, per week plus excursions. The rental income potential is certainly an attractive prospect for any potential buyer.
